LISTINGS and sales are keeping agents busy in north-west New South Wales this month, where winter crops and pastures are thriving.
Mostly ideal conditions also have the regions set up for an excellent summer-cropping season, which is increasing interest in Yungella and Wottamitte in the Edgeroi district ahead of their scheduled auction.
North-west of Nyngan, Bahloo Station and Iona are on the market to offer lower-cost mixed-farming country, with Bahloo Station listed at $3.8 million, and Iona set down for auction.
In the Wingadee district north of Coonamble, Merriwee has sold prior to auction to an out-of-district producer with cattle interests.
Yungella and Wottamitta
Phil and Lyn Firth are selling their neighbouring Edgeroi district mixed farms after 14 years of ownership to allow them to semi-retire.
The 1040ha Yungella and the 420ha Wottamitta sit on the eastern side of the renowned Edgeroi farming plains near the Nandewar Ranges, 32km north-east of Narrabri in north-western New South Wales.
The two properties will be auctioned separately by Nutrien Harcourts on September 5, with agent Paul Thomas anticipating good interest from locals.
“Wottamitta joins Yungella on its south-western corner and is an ideal add-on or starter block,” Mr Thomas said.
“They are well located and close to the ranges, so you get a wash-over of higher rainfall.”
Mr Thomas said the country is looking good after a strong start to the season.
“Good farming country in that area has been making more than $4000/ac, while grazing country is achieving around $1500/ac.”
Yungella
The 497ha of winter and summer cropping country on Yungella has mostly myall black basalt soils.
Around 297ha has been sown to wheat and chickpeas and these are included in the sale.
A further 200ha is fallowed ready for cotton planting this summer, and the balance is well-fenced grazing country with areas of tropical pastures.
Yungella is securely watered by a solar bore, dams and a rainwater storage tank, supported by a secure summer and winter rainfall.
Improvements include a four-bedroom home, a three-bedroom manager’s home, steel cattle yards and 700t of silo and grain storage.
Wottamitta
Wottamitta has 275ha of arable quality brown loam soils, of which 160ha is used to grow cotton.
The 115ha balance is well-fenced grazing country established to tropical grasses and is running cattle.
It is watered by a bore and two dams.
Improvements include steel cattle yards, a shed and 750t of grain storage.
Bahloo Station and Iona
Mixed-farming country in western NSW is being marketed by Nutrien Russell Property and Livestock David Russell.
The 12,769ha Bahloo Station is located 26km north-west of Coolabah and 100km north-west of Nyngan.
Owned by Glen and Janice Paul, who are retiring after 25 years of ownership, the property has been listed for $3.8 million including 800ha of wheat and 240ha of oats.
Offered with a 2600ha cultivation permit, the vendors typically farm 1600ha and seasonally rotate between 1000ha and 1500ha a year.
Mr Russell said the cropping area and carrying capacity could be increased if the licensed country was further developed.
The box tree and soft gilgai country is mostly flat, with soft grey and red soils rated to run 4000DSE. It is currently running 500 ewes and followers.
Situated in a 400mm average annual rainfall region, Bahloo Station is watered by the Mulga Creek, seasonal waterholes, 11 dams and 155,000l of rainwater storage.
Infrastructure includes a three-bedroom home, two two-bedroom cottages, a three-stand shearing shed, steel sheep yards, a shed and 35-tonnes of grain storage.
Meantime, Terry and Mary Ervin’s 2069ha Iona Station, near Girilambone and 55km north of Nyngan, has quality mixed soils, with 807ha of the 1650ha cultivation country sown to wheat.
The balance is slightly undulating grazing country capable of supporting up to 900 Dorper ewes.
Iona receives an average of 475mm of rain a year and is watered by nine dams supported by a 300,000l rainwater storage tank.
Infrastructure includes a five-bedroom home, numerous sheds, a 20-tonne silo, a three-stand shearing shed, sheep yards and steel cattle yards.
Iona will be auctioned on September 4.
Merriwee
Productive year-round grazing and farming country on the central-west plains of NSW has sold prior to auction to an out-of-district producer expanding his cattle breeding and finishing operation.
The 1751ha Merriwee is situated 52km north of Coonamble and 200km north of Dubbo in the Wingadee area, regarded for its finishing and cropping abilities.
Suited to cereal cropping, pasture, sheep, wool, lamb and cattle production, around 906ha are arable with 243ha sown to wheat.
Elders agent Richard Gemmell was unable to disclose the buyer or the price paid but said Merriwee achieved at the top end of recent district sales which have made $1100-$1300/ac.
The country consists of mostly grey self-mulching and deep red loams with areas of beneficial flood country running into some heavy black soils.
Grazing paddocks are lightly timbered and growing winter herbage, clovers, medics and crowfoot.
Summer grasses include Mitchell, button and windmill.
The property is watered by an artesian bore and dams.
Infrastructure includes a four-bedroom home, numerous sheds, a four-stand shearing shed, steel sheep and cattle yards and 440t of grain storage.
Merriwee was sold by Bowral-based Jim and Christine Norrie after two years of ownership to allow them to focus on other business interests.
