Mixed farms feature in latest listings

LATEST listings include Eleanor Farm and Heswyn in Queensland, Carrs Plains in Victoria, and Shiloh Farms and Kookaroo Farm in Western Australia.

All properties are home to established cropping operations, and also include infrastructure for livestock.

Eleanor Farm, Qld

It has been a busy couple of weeks for Clermont’s Richard and Dyan Hughes and family.

They have listed cropping and cattle country, a week after securing a Northern Territory cattle station.

The 3613ha Eleanor Farm is located 80km south-west of Moranbah and 100km north of Clermont in Central Queensland.

Sitting on the northern rim of the renowned Kilcummin district, the property boasts undulating, self-mulching, black soils.

There is 2487ha of developed dryland cultivation, but this area could be increased to 2963ha.

The 1511ha Farm West paddock currently has sorghum stubble from this summer, while the Farm East paddock has been split into 393ha of wheat and 524ha of chickpeas.

Over the past nine years, the five grazing paddocks have been rotationally grazed, resulting in well-established buffel and Mitchell grass pastures and shade cover.

RBV Rural agent Matt Beard said Eleanor Farm has been used for broadacre dryland farming and fringe area grazing.

“With the highly fertile soil available, there is opportunity to develop another 477ha of cultivation or turn the farming areas into a high-density cattle operation capable of running 450 adult equivalents.”

Eleanor Farm is watered by three dams and seasonal water, supported by 522mm of average annual rain.

The only structural improvements are a set of cattle yards.

Eleanor Farm will be auctioned on November 1.

Earlier this week, the Hughes family made their first foray into the NT, purchasing Murray Downs Station from Filipino lawyer, businessman and property developer Romeo Roxas for an undisclosed sum.

The 559,500ha operation is located in the lower Barkly Downs region, 195km south of Tennant Creek and 400km north of Alice Springs.

The walk-in walk-out sale included 10,000 quality Santa Gertrudis cows, heifers and followers.

Earlier this month, the CQ producers, trading as Wentworth Cattle Co, listed their quality breeding and finishing country in North Qld, with son Bristow telling Beef Central the sale would facilitate expansion into other areas.

Held for five years, the 18,970ha Tabletop Station is located 23km north of Collinsville and 70km south-west of Bowen, and will be auctioned on a bare basis on October 3 by Queensland Rural.

Heswyn, Qld

There has been good local and away interest in a cropping and cattle enterprise located in a highly regarded area on southern Qld’s Western Downs.

Owned by Andrew and Karen Jackson for the past nine years, the 1974ha Heswyn is in the reliable Inglestone district, 39km from Meandarra and 43km from Westmar.

The undulating country has a mix of quality soils including soft, heavy brigalow and belah types, with some elevated quick-responding red loams.

Included in the sale is around 485ha of wheat.

The balance growing buffel, bluegrass and native pastures, and with the benefit of herbages through the winter months.

This country is ideal for grazing, but could also be developed to cultivation.

Nutrien Harcourts GDL agent Russell Jorgensen said Heswyn is ideal for cattle, grain and forage crops.

“It is an excellent parcel of country that presents as a perfect standalone, add-on or investment opportunity,” Mr Jorgensen said.

Heswyn is watered by six dams.

Infrastructure includes a four-bedroom home, steel cattle yards, a five-stand shearing shed, shearers’ quarters and a number of sheds.

Heswyn is being sold by expressions of interest closing on October 17.

Shiloh Farms, WA

David and Sally Cox and family have relisted their substantial sheep, cattle and cropping opportunity on WA’s south coast.

Aggregated over 30 years, the 5005ha Shiloh Farms comprises six contiguous holdings near Neridup and 40km north-east of Esperance.

Originally purchased as a backgrounding property for their Busselton-based dairy, the enterprise grows 3000ha of crops and runs 1400 head of trade cattle.

AWN Real Estate agent Rowan Spittle describes the paddocks as large and easy-working with sandy duplex soils.

“Soils are typically 30cm to 50cm of sand over gravel and clay, with areas of deeper sands planted to 240ha of tagasaste and perennial grasses for cattle fodder,” Mr Spittle said.

“This system provides a very useful supply of feed during the autumn gap and enables high stocking rates during the spring flush.”

Mr Spittle said rarely does a property of this scale, in such a tightly held, high-rainfall region, come to the market.

“The stand-alone aggregation would suit a larger farming operator, with the southern properties running 3000 trade cattle, as well as growing out young heifers for a local dairy business.”

“The northern holdings currently produce 3500ha to 4000ha of crops – canola-wheat rotation and barley – with some areas of deeper sands planted to cattle fodder.”

Biodiversity on the asset has been maintained on Shiloh Farms, with about 5 percent of the land set aside with plantations, treelines, and fenced remnant native vegetation and waterways.

Considered drought proof in a 450-500mm rainfall zone, Shiloh Farms is well watered by four bores and three equipped dams.

There is extensive infrastructure for both sheep and cattle, as well as numerous sheds and silos, a home, a worker’s cottage, and a modern workers’ quarters.

Kookaroo Farm, WA

District records are expected to tumble when a productive farm sells in WA’s Great Southern region.

The 1882ha Kookaroo Farm is 16km west of Frankland River and 137km from Albany Port and is being sold by Tom and son Peter Ettridge.

Nutrien Harcourts agent Joe Galantino said Kookaroo Farm is offered as a continuous cropping or mixed grazing enterprise.

“Price expectations are well north of $13,600 an arable hectare but given the property’s reliable rainfall and quality soil types, it could fetch as high as $17,400 an arable hectare ($23.5 million).”

Mr Galantino reports Kookaroo is attracting significant interest from both individuals and corporates as a standalone operation or to complement an existing farming operation.

Around 1350ha is arable, with 953ha planted to barley, canola and wheat and the balance running 4450 head of sheep.

The gently undulating land has brown loam, loamy gravel, duplex sandy gravel and deep sand gravel soils, or 55pc heavy soils, 40pc medium soils, and 5pc light soils.

The property is watered by 28 dams, one soak and three creek systems in a 615mm rainfall region.

Infrastructure includes a five-bedroom home, a five-stand shearing shed, sheep yards, numerous sheds, five silos and a feedlot.

Kookaroo Farm is being offered for sale by expressions of interest.

Carrs Plains, Vic

Around $17.5 million is anticipated for an historic and productive mixed-farming powerhouse in Victoria’s Northern Grampians.

The 1007ha Carrs Plain is located 15mins from Marnoo West and Rupanyup and 36km from Stawell.

Originally settled in 1842, the property has been held by Linda Taylor and her family since the 1950s.

Part of the property is situated on the Richardson River and boasts fertile black, grey and red soils suited to cropping wheat, canola, barley, beans and lentils, as well as grazing.

Ray White agent Max Brown said the impeccable enterprise boasts immaculate fencing and gates, high yielding crops and established pastures.

Carrs Plain is watered by a number of dams and supported by an average rainfall of 460mm.

Infrastructure includes a three-bedroom home, a three-stand shearing shed, sheep yards, a shearers quarters, numerous sheds and three grain silos.
