North-central NSW farms, two southern Qld aggregations sell

PROPERTIES to change hands recently include Kooroora and Widgemoor, both in north-central New South Wales, and two aggregations in southern Queensland, The Meadows and JK as well as Wamba.

Kooroora, NSW

A corporate with existing country around Coonamble, on the central western plains of NSW, is expanding with cropping country held by four generations of the Roberts family.

The 3175ha Kooroora is located 50km from Dubbo.

Chris Davidson Property agent Chris Davidson was unable to disclose the purchaser or the price paid, but said it met vendor expectations.

Described as well balanced, most of the country is arable with the fertile soils growing wheat, canola, barley, lupins, peas and faba beans.

The extensive infrastructure includes irrigation, three homes, steel sheep and cattle yards, numerous sheds and more than 2000-tonnes of grain storage.

Widgemoor, NSW

A versatile mixed farm on the banks of the Bogan River in north-western NSW has sold prior to auction.

The 1758ha Widgemoor is located near Buddabadah, 39km from Nyngan and 168km from Cobar, and was sold by the Campbell family to finalise a deceased estate.

Elders agent Andrew Kierath was unable to disclose the buyer or the price paid, but it is understood the purchaser was a producer looking to expand their current holdings.

The fertile deep brown and red loams on Widgemoor offers prime soil conditions for crops, in particular wheat.

Around half of the property, or 993ha, is arable, with the remaining 50 percent allocated to grazing sheep and cattle on medium-density timbered land.

The property is watered by nine dams and 100,000 litres of rainwater storage and the infrastructure includes a four-bedroom home, a shearing shed, cattle yards and sheds.

An addition 118ha of crown land offers further expansion potential.

The Meadows & JK Aggregation, Qld

A high-yielding and productive irrigation and cultivation property in Qld’s Western Downs region has sold to a local Dalby family.

The 598ha The Meadows and JK, 7km south-west of Dalby and 90km north-west of Toowoomba, was offered by the Bremner family after around 40 years of ownership.

Eastern Rural agents Andrew Kirtley and Roger Lyne were unable to disclose the buyer or the price paid but said the aggregation achieved better than vendor expectations.

The property is close to a number of major grain depots and cotton gins near Dalby, with several feedlots and piggeries located within 50km of the aggregation.

The 464ha cultivation area consists of 345ha of irrigation (243ha of flood irrigation and 102ha of lateral irrigation) and 118ha of dryland farming planted to barley, which were included in the sale.

The 134ha balance is grazing and support country.

Most of the country has slightly undulating, deep rich alluvial self-mulching black soils running down to Myall Creek flats.

Myall Creek dissects the property supplying reliable irrigation water, supported by a bore and a dam.

There are 1570ML of nominal volume and 2550ML of volumetric limits including low and no flow access offered on The Meadows and JK.

Improvements include a three-bedroom home, numerous sheds, two cattle yards and 180 tonnes of grain storage.

Wamba Aggregation, Qld

A local Hopelands farming family is expanding with the Wamba Aggregation on Queensland’s Western Downs.

The 753ha mixed farm is located 22km south of Chinchilla and 82km north-west of Dalby and was sold by Colin and Marcia Davis after 117 years of single-family ownership.

Eastern Rural Dalby agents Roger Lyne and Andrew Kirtley and Elders agent Jon Kingston handled the sale, which included more than 535ha of winter crops, but were unable to disclose the buyer or the price paid.

The Wamba Aggregation offers versatile opportunities, including cropping and backgrounding, a cattle feedlot and a piggery.

The country consists of slightly undulating brigalow and belah running down to box and wilga creek flats.

The cultivation country has been levelled and comprises grey and black cracking clay soils.

Wamba has a 1500SCU feedlot with 18 pens and 400 tonnes of silo storage.

The piggery is registered for 3500 grower SPU and 1700 breeder SPU.

The property is watered by a number of dams, two bores, Wambo Creek frontage and two water licences totalling 111ML.

Across the aggregation, there are three homes, a donga, numerous sheds, 740t of silo storage and cattle yards.
