Rutherglen, two NT holdings list, Kulki sells

LATEST listings include two Northern Territory properties, Kingfisher Station and Victoria Downs, while in New South Wales, Rutherglen at Nyngan has listed, and Kulki at Graman has sold.

Rutherglen, NSW

After four generations of ownership, spanning 85 years, the Donald family is selling its highly regarded farming country in the Bogan Shire of central New South Wales.

The 2781ha Rutherglen is situated 14km south-west of Nyngan, on a branch of the Whitbarrow Creek. Farmland between the Bogan River and Pangee Creek is described by locals as ‘the golden egg’ of the district.

Elders Dubbo Rural agent Joe Simpson said the level red loams, known for producing quality winter crops, such as wheat and barley, canola and oats, are highly sought after.

“It is rare to find renowned farming country on the doorstep of Nyngan,” Mr Simpson said.

“Its location and scale should appeal to neighbours and locals seeking expansion, and also southern farmers seeking value for money.

“There is an opportunity to add value to Rutherglen by developing the property and potentially growing more crops.”

The Donalds have been cropping around 1462ha and running some sheep and cows on 1329ha of open grazing and light timber country growing mostly native pastures.

Infrastructure includes a four-bedroom home, a granny flat, numerous sheds, a four-stand shearing shed, several sheep yards, cattle yards and 313 tonnes of grain storage.

Kulki, NSW

More than 70 years of Capel family ownership has ended with the sale of Kulki in northern NSW to a producer with significant holdings in the area.

Offered by David and Annabelle Horn to finalise an estate, the 2146ha mixed grazing and cropping enterprise is located near Graman, 39km north-west of Inverell and 60km north-east of Warialda.

LAWD agent George Barton was unable to disclose the buyer or the price paid, but when Kulki was offered for sale in October, it was anticipated to make more than $20 million on a bare basis.

Around 1185ha is used for beef and lamb production, while 961ha, or 45 percent, of the mostly heavy black self-mulching to chocolate brown soils are developed for dryland cropping of barley, oats, and lucerne.

Benefiting from 750mm of annual average rainfall, the property has a number of reliable and secure water sources including 11 dams, three bores and the spring-fed Pine Nob Gully and Wyndhams Creeks.

Infrastructure includes a circa-1900 four-bedroom home, numerous sheds, two cattle yards, a 10-stand shearing shed, sheep yards, shearing quarters and five grain silos with 340t of storage.

Over the past two years, 10 to 12km of new fencing has been constructed.

Kingfisher Station, NT

Wee Waa cotton farmer Jim Miller is selling his mixed irrigated and dryland cropping opportunity in the Northern Territory’s productive Douglas Daly region with hopes of raising around $9M.

The 2027ha Kingfisher Station is a freehold property located 98km from Katherine and 194km from Darwin.

Historically, finishing around 1000 head of trading cattle annually, five years ago it was purchased for its irrigation potential, with Mr Miller now selling to concentrate on his NSW holdings.

During his ownership, substantial improvements have been made.

Around 177ha support three centre-pivot irrigators, 839ha has been developed for dryland cotton and 29ha is under permit for clearing.

The 765ha balance lends itself to agisting cattle.

With its quality clay loam and sandy soils, LAWD agent Olivia Thompson said Kingfisher Station is suited to high-value crops like cotton and horticulture, as well well as intensive fodder production, as well as dryland cropping and/or grazing.

The Oolloo Dolostone Aquifer provides Kingfisher Station with access to high- quality, secure groundwater via three bores.

An additional two irrigation bores supply water to three centre-pivot irrigators and the Daly River and Stray Creek and the Daly River offer permanent and seasonal waterholes.

The sale of Kingfisher Station includes a 3003ML groundwater extraction licence.

Infrastructure includes demountable staff accommodation, three sheds and portable cattle yards.

Kingfisher Station is being offered for sale by expressions of interest closing on March 20.

Victoria Downs, NT

Around $5M is anticipated for a dryland cropping and live export holding opportunity in the NT’s Adelaide River region.

The 2970ha Victoria Downs is located in the Adelaide River region, 166km from the Katherine cotton gin, and 108km south of the Port of Darwin for live export of cattle.

With yellow and red earths and sandy red and yellow soils, Victoria Downs is suited to growing high-value cropping such as cotton, horticulture and intensive fodder production.

Around 665ha has been cleared, with 234ha sown with tropical pastures.

LAWD agent Olivia Thompson said the property is offered with advanced land management technology.

“A LiDAR-based digital twin model allows for precise planning, operational efficiency and a proactive approach to land management, beneficial for future development and ongoing operations.”

Water is supplied by an equipped bore, supported by an average rainfall of 1504mm a year.

The only infrastructure is a new two-bedroom demountable.
