The Serviceton listing offers permanent storage for up to 75 segregations, and an adjoining cropping block.
THE HAWKER family is offloading a large grain storage and handling facility with an adjoining cropping block at Serviceton, in Victoria’s West Wimmera region.
Spanning 81.57ha, it sits around 10km east of the Victorian-South Australian border and 20km west of Kaniva.
The property features 25,000 tonnes of grain storage and up to 75 segregations across four sheds and multiple groups of cone-based silos.
The site also includes an area of earthen wall bunkers, with potential to store an additional 20,000-25,000t.
Improvements on the site include a 30t weighbridge, an office and sampling area, two workshop or machinery sheds, and a five-bedroom residence.
Elders Real Estate agent Adam Chilcott is handling the listing in conjunction with Phil Schell of Phil Schell Real Estate.
Mr Chilcott said the site has long functioned as an independent grain storage, handling and freight facility, and offers the incoming owner a turnkey business opportunity.
“It would suit grain traders wanting storage and anyone in that supply chain, whether they provide freight or dabble in a bit of trade,” Mr Chilcott said.

The cropping block has recently been cultivated.
“I also think it might suit local farmers in the region.
“If they’re larger or want to expand their storages, it’s a turnkey and it’s ready to go.”
Mr Chilcott said the quality of the adjoining cropping land would also be a major drawcard for potential buyers.
Featuring self-mulching black loam soils and average annual rainfall of 490mm, the block has been growing cereal and pulse crops.
“The land lends itself to a lot of different crops.
“It’s a bit of a gem.”
Mr Chilcott said the facility was well placed to serve a range of domestic customers, including grain millers and stockfeed plants.
He said it was also within a few hours’ drive of export terminals, namely 250km to Portland 330km to Adelaide, and 415km to Geelong.
The property, along with its fixed assets and certain plant and equipment, is available for purchase as a whole.
It is being offered on a best-offer basis, closing November 28 unless sold prior.
