FOUR parcels of prime summer and winter-cropping country have come to market with the listing of the Darling Downs Portfolio in south-east Queensland.

Located in the Jandowae district, the 1762ha portfolio comprises the 768ha Eurangatuck, 389ha Oaklands, 468ha Dewai, and 137ha Crooks, and features 1625ha of arable country.

Located 45km north-west of Dalby, the portfolio will go to auction on March 5 to account for the last of the country in the One Tree Portfolio.

Owned by the US-based Proterra Investment Partners, the 23,595ha One Tree Portfolio listed in July 2024.

It comprised the 7934ha Umbercollie, north-west of Goondiwindi, which sold to local interests, and the 5694ha North Star Aggregation in far northern New South Wales, which sold to Alkira Farms.

It also included the 9966ha Jandowae Aggregation, and the Darling Downs Portfolio represents the unsold portion.

Agents LAWD and Nutrien Harcourts Dalby declined to comment on the earlier sale of the bulk of the Jandowae Aggregation, widely said to have been bought by Gina Rinehart’s Hancock Agriculture.

Alongside LAWD agribusiness consultant Danny Thomas and directors Simon Cudmore and Elizabeth Doyle, Nutrien Harcourts Dalby real estate specialist Ross Murray is handling the listing of the Darling Downs Portfolio.

“The four separate properties are being sold individually,” Mr Murray said.

“They’re going to auction, and they will be sold.”

Land within a 20km radius of the Darling Downs Portfolio has sold for around $15,000/ha, and Mr Murray said those looking for additional area were the likely buyers.

“There is considerable interest from local farmers already.”

All four properties feature highly fertile soils, predominantly grey self-mulching clays, suited to growing wheat, barley, and chickpeas over winter, and sorghum, cotton, and mungbeans in summer.

They are being offered without crop in the ground.

Annual average rainfall for Jandowae is 658mm, and the properties are being marketed as highly efficient and productive cropping country suited to a range of agricultural enterprises.
