NEIGHBOURING landholders have combined to create one of the most significant dryland cropping offerings to come to the northern Victorian market in recent years.
Spanning 6200ha, the two properties are anticipated to attract interest from corporates as well as large family farming operations and raise more than $50 million.
The 2994ha Wallace Aggregation and the adjoining 3205ha Collins Aggregation are located between Bendigo and Echuca, in the Pinegrove and Mitiamo districts.
Wallace Aggregation
The Wallace Aggregation consists of seven holdings and was put together by David Wallace over 30 years.
They are the adjoining 1073ha Beaumonts, 607ha Southern Portion,194ha Trimby Road, 207ha West Block and 130ha Trimbys, and the nearby 519ha Dollar Plains and 263ha Tamara, each of which is watered by a dam.
Anticipated to make more than $27M, around 96 percent, or 2889ha, of the portfolio is arable, and typically sown to wheat, barley, canola and vetch, with sowing completed following recent rain.
Border Real Estate director David Leeds said it was rare to secure nearly 3000ha of arable dryland country in a single line.
“The vendor’s substantial investment in soil amelioration over many years positions the aggregation strongly for the incoming operator heading into future seasons,” Mr Leeds said.
“The soil improvement history across this aggregation is exceptional and includes lime, gypsum and fertiliser programs.
“This work is reflected in the productivity of the land.”
Co-agent Rob Hosking from Ray White said cropping opportunities of this scale rarely come to market in Victoria.
“Given the farms adjoin each other, there are huge efficiency gains to be made across the portfolios if someone is able to take the opportunity.”
The centrepiece of the Wallace operation is a substantial grain handling and storage complex.
It consists of 15 140-tonne silos, four 1183t silos, two 70t silos and two 55t test silos, representing 7082t of total on-farm grain storage capacity.
This is supported by a 70t drive-through weighbridge with office and smoko facility, a drive-through truck shed and a grain barn.
Other infrastructure includes two homes, a three-stand shearing shed, sheep and cattle yards and sheds.

Collins Aggregation
In March, the adjoining Collins Aggregation was listed by Ian Collins and his son Ewan after three generations of family ownership.
The 3205ha prime dryland farming property is located south-west of Mitiamo and less than 30 minutes from Echuca and Bendigo.
It comprises 2901ha of contiguous cropping land, along with the nearby 304ha Piavella Park.

Situated in a 395mm average annual rainfall region, the property typically produces wheat, barley and oaten hay.
It is anticipated to raise around $25M.
Infrastructure includes two cottages, steel cattle yards, a three-stand shearing shed, silo storage and numerous sheds.
