TWO ESTABLISHED free-range broiler farms at Port Wakefield in South Australia are on the market, offering investors an opportunity to acquire high-quality poultry assets supported by long-term industry fundamentals.
Comprising two separate 10-shed farms, Ceres Farms 1 and 2 are available for purchase individually or together, and benefit from fully managed, income-producing poultry enterprises underpinned by grower agreements with Baiada, one of Australia’s largest chicken meat processors.
Situated less than 100km north of the Adelaide CBD and 3km north-east of Port Wakefield, the farms sit within one of SA’s most significant intensive livestock regions, with proximity to processors, skilled labour, and established poultry supply-chain infrastructure.
Each farm has been developed and upgraded to meet processor requirements and offers modern operational capability.
Ceres Farm 1 provides a total floor production area of approximately 21,704m2 with a permitted annual capacity of around 336,415 birds, while Ceres Farm 2 offers approximately 26,963m2 of floor space and a permitted capacity of approximately 371,421 birds.
Selling agents Colliers describe the portfolio as a compelling investment proposition, combining consistent income streams with high-quality infrastructure and strong water security.
Both assets are connected to town water, complemented by significant on-site storage, providing operational resilience and long-term security.
Supporting improvements across the farms include two dwellings per property, workshops, offices, feed silos and back-up power generation, enabling efficient day-to-day operations and on-site management.
The farms were built between 2001 and 2010 and have undergone continual upgrades throughout their tenure.
“Demand from institutional and private investors for poultry assets continues to strengthen, underpinned by the essential nature of food production and the growing role of chicken as Australia’s most consumed protein,” Colliers agent Nick Goode said.
“Turn-key poultry operations with established processor relationships are increasingly sought after due to significantly higher construction costs and regulatory complexity associated with developing new assets,” Colliers national director Jesse Manuel said.
“Ceres Farms 1 and 2 offer investors immediate scale, reliable cash flow and exposure to a resilient food production sector.”
Ceres Farms 1 and 2 are being offered for sale by expressions of interest closing June 12.
Colliers also has the Southern Cross Farms Portfolio listing, which returned to the market in September last year following a 2024 listing with JLL Agribusiness and price expectations in excess of $20 million.
Like the Ceres farms, the Southern Cross portfolio has a history of supplying Baiada, and includes 29 free-range sheds across four properties located roughly 30km south-east of Port Wakefield.
The Southern Cross Farms Portfolio is believed to be under contract, and is expected to settle next month.
