PERTH-based agricultural investment and asset manager PenAgri has listed its institutional-scale cropping asset in Western Australia’s Mid-West, with price expectations of more than $76 million, or about $8000 per arable hectare.

The 11,288ha Arrowsmith Portfolio comprises three adjoining holdings in the Geraldton Port Zone, close to Mingenew, 32km north-west of Three Springs and 55km south-east of Dongara.

The turnkey enterprise includes 9522ha of gently undulating arable land, with soils made up mostly of sandy gravels and pale and yellow deep sands.

Across the 2024, 2025 and 2026 seasons, more than half of the arable area has undergone comprehensive soil testing and amelioration, including deep ripping, spading, delving and lime sand applications.

Over the past four years, yields have averaged 2.7t/ha for wheat, 1.32t/ha for canola and 1.44t/ha for lupins.

LAWD director Simon Wilkinson said PenAgri has converted the asset from a mixed farming enterprise into a specialised grain production operation during its four-year ownership.

“A substantial investment has transformed the portfolio into a high-performing hub for grain production, with large, streamlined paddocks supported by an extensive road network to maximise operating efficiency,” Mr Wilkinson said.

Mr Wilkinson said the Arrowsmith Portfolio is a “bullseye” for strategic cropping investors.

“It presents a compelling opportunity for buyers seeking scale and productivity.”

“The modern, large-scale grain operation is being offered on a walk-in, walk-out basis, including a comprehensive plant list and the existing management team.

“The enterprise is underpinned by high-quality farm management technology, including advanced John Deere precision farming systems that enhance efficiency, productivity and operational oversight.”

The portfolio benefits from a mild climate, dependable winter rainfall, low frost-risk winters and warm, dry summers that support strong crop performance.

Water is secured through bores, wells and dams, supported by average annual rainfall of 400mm.

The listing comprises:

• Arrowsmith: 3302ha, including 2530ha arable. Infrastructure includes two homes, numerous sheds, a shearing shed, sheep yards and 352 tonnes of grain silo storage;
• Eraramba: 3677ha, including 3217ha arable. Infrastructure includes a four-bedroom home, a four-bedroom dwelling, numerous sheds, a shearing shed, sheep yards and grain silos with 1357t of storage capacity; and,
• Rainey Plains: 4309ha, including 3775ha arable. Infrastructure includes a three-bedroom home, a two-bedroom dwelling, numerous sheds, a shearing shed, sheep yards, steel cattle yards and 476t of grain silo capacity.

The Arrowsmith Portfolio is being offered for sale by expressions of interest closing September 17.
