PROPERTIES for sale in Western Australia include the Cullens’ Little Acre near Coorow, Nanekine at Mingenew, offered by a former Sydney Swan, and the Simpsons’ Tatiara in the Great Southern.

Little Acre

An $11-million price tag has been placed on Little Acre, a quality cropping and mixed-farming opportunity in WA’s Wheatbelt, north of Perth.

Listed by Emma and Tom Cullen after 13 years of ownership, the property spans 1434ha and is located near Eganu, 33km west of Coorow and 90km north of Moora.

It comprises two holdings – the 463ha Home Block and the 970ha North Block – which are being offered either in one line or as separate assets.

“A best-practice cropping regime has been employed, with all historical agronomics available to interested parties,” he said.

Mr Norrish said Little Acre offers a rare opportunity in a market where quality cropping country is increasingly difficult to secure.

The flat to gently undulating country is made up mainly of red, yellow and gravel sandplain soils.

The soils have been extensively renovated, with the 2026 cropping program comprising 622ha of canola and 339ha of wheat, while 411ha has been fallowed.

In recent years, Little Acre has been conservatively cropped on a 70:30 cropping-to-grazing rotation. Within the cropping program, wheat and canola have also generally been run on a 70:30 split, with occasional lupin plantings.

Situated in a reliable 420-430mm annual rainfall zone, the property typically receives about 380mm during the growing season.

Water is supplied by a major soak.

Infrastructure includes a three-bedroom transportable home, two-bedroom workers’quarters, a four-stand shearing shed, steel sheep yards, numerous sheds and ninesilos with a combined capacity of 625 tonnes.

Nanekine

Former Sydney Swans player Jeremy Wasley has relisted part of his family’s cropping country in WA’s northern wheatbelt, with a $15M price guide.

The 3392ha property is 34km north-east of Mingenew and 134km south-east of Geraldton.

It is close to CBH facilities, farm services and export infrastructure, and benefits from a sealed road through the holding that supports the efficient movement of machinery, inputs and grain.

Nanekine formed part of a larger 10,534ha aggregation taken to market in July 2023.

That campaign resulted in the sale of the neighbouring 2057ha Moonbay, with 1690 arable hectares, and the 855ha Rockend, with 683 arable hectares, to a local farming family.

The remaining holdings – 2236ha Pri-Inga (1541ha arable), 1993ha Indar (1563ha arable) and 3392ha Nanekine (2717ha arable) – were subsequently leased.

Held by the Wasley family since 1981, the sale of Nanekine will allow the family to pursue interests outside the farming business.

Until two years ago, the property operated as a mixed farm focused on cereals and Dorper sheep.

It is now fully cropped across 2717 arable hectares.

Nutrien Ag Solutions agent Yves Beagley said Nanekine should appeal to established farming businesses seeking reliable expansion or a relocation opportunity.

The gently undulating landscape comprises mostly red, gravel and sandy loam soils, with a smaller area of clay loam.

Considerable investment has been made in soil improvement, including the application of 24,324 tonnes of lime sand since 2006 at an average rate of 8.95t/ha, with most of that work completed over the past decade.

The property has also benefited from ongoing agronomic management aimed at lifting soil fertility and water-use efficiency, supporting a five-year average wheat yield of 3.06t/ha.

Paddock layouts have been progressively improved to create a more efficient and productive farming unit.

Water is supplied by three equipped bores and an extensive reticulation network servicing the property’s paddocks in a 344mm medium-rainfall region.

Infrastructure includes two homes, seasonal workers accommodation, numerous sheds, a 575t fertiliser shed, grain storage, a four-stand shearing shed and steel sheep yards.

Nanekine is being offered for sale by formal offers to purchase.

Tatiara

Claude and Tina Simpson have listed their premier mixed farm in the heart of WA’s Great Southern region as they move towards retirement.

The 2602ha Tatiara is 20km from Wickepin, and according to Nutrien Harcourts agent Ty Miller, is recognised as one of the district’s most productive farming properties.

Originally timbered with Jam and York Gum, the gently undulating granite country is divided into 20 large paddocks.

Independently mapped with 1802 arable hectares, the property has quality soil types, including heavy to medium loams that typically grows canola, barley and oats.

Comprising 26 individual lots, Mr Miller said Tatiara offers purchasers the flexibility to acquire smaller parcels.

“Good interest is coming from neighbours and locals and farmers within a 20km radius seeking expansion or a possible relocation.”

Over the past 20 years, Tatiara has been leased to two farmers, however this arrangement will end on January 31 next year.

Receiving around 400mm of reliable annual rainfall, Tatiara is also watered by 26 dams and six soaks.

Infrastructure includes a three-bedroom home, a six-stand shearing shed, sheep yards, several sheds and a 200-tonne fertiliser shed.
