REFRESHED listings on the market include Thallon holdings Ballangarry and Moonie Ponds as well as Mintram Farm in Queensland, and Galick Ridge in Victoria.

Ballangarry and Moonie Ponds, Qld

More than 10,600ha of Thallon floodplain country in southern Queensland has been listed for sale after last week’s auction was cancelled by Ray White Rural.

Owned by the Campbell family, the 6925ha Moonie Ponds and the adjoining 3703ha Ballangarry offer irrigated and dryland cultivation, as well as frontage to the Carnarvon Highway.

They are located 10km south of Nindigully, 20km north of Thallon and 50km east of St George.

Ballangarry

Around 3365ha of Ballangarry is arable, with grey alluvials and reddish chocolate clay loams typically growing wheat and pulses.

The extensive 1500ha lateral irrigation system is fed by a 1306ML overland flow licence and 240ML from the Moonie River, supported by a 4200ML storage dam.

There is potential to develop a further 1000ha to lateral irrigation, to increase production and cashflow.

Infrastructure includes a new five-bedroom home, two cottages, workers’ quarters, two sheds and a silo complex.

Moonie Ponds

Also offering development potential, Moonie Ponds has mostly self-mulching grey soils, with 5344ha arable.

A further 60ha, growing cotton, is irrigated by extensive overland flow water.

The balance of the country is growing abundant buffel and Mitchell grass and running 700 head of mixed cattle.

A natural lagoon system is a feature of Moonie Ponds, complemented by a capped artesian bore, a 600ML storage dam and a 686ML overland flow licence.

Infrastructure includes a four-bedroom home, a two-bedroom cottage, five-bedroom workers’ quarters, a new machinery shed, grain silo storage, a five-stand shearing shed and cattle yards.

Recent improvements include new boundary fencing, gateways and grids.

The sale of Moonie Ponds is being handled by Ray White Rural agents Bruce Douglas and Mark Schwerin.

Mintram Farm

One of North Queensland’s most productive dryland farming operations has been listed for sale on a walk-in, walk-out basis, with a $14-million price tag.

Spanning 1295ha, Mintram Farm is located 22km from Gumlu and 44km from Ayr, with direct access to regional ports and markets.

Vendors Sandy and Karen Mintram bought the timbered block 16 years ago and have since transformed it into highly productive agricultural land.

The property features mostly self-mulching black soils with pockets of fertile red loam, and has 1052ha under cultivation to sorghum, mungbeans and chickpeas.

Average yields have ranged from 4-5 tonnes per hectare for sorghum, and about 1.5t/ha for mungbeans.

Ray White Rural agent Peter Douglas said Mintram Farm stands out in the district because no other nearby properties are growing sorghum at the same scale.

“Every year, Mintram Farm has a full moisture profile in a frost-free environment,” Mr Douglas said.

“With its scale, productive soils, water security and infrastructure, the property is well positioned for feedlot development or intensive cropping.”

He said the property offers buyers an immediate turnkey operation, as well as significant scope for further development.

“The flat, uniform land profile and vast water entitlements make it prime for centre-pivot irrigation, feedlot installation or expansion into intensive small crops.”

“Incoming buyers will inherit a full high-end machinery package, including a Fendt MT943, Miller Nitro sprayer and John Deere header, meaning operations can continue uninterrupted from day one.”

The offering also includes 600ha of sorghum stubble capable of finishing around 1000 head of cattle.

Mintram Farm is being sold with two water entitlements – a 2350ML irrigation allocation from Wangaratta Creek and 5000ML of overland-flow potential.

The property also draws water from two bores.

Infrastructure includes a two-bedroom donga, a machinery shed and eight 200t silos.

Galick Ridge, Vic

Premium Mallee cropping country in Victoria’s north-west has returned to the market, with the 1916ha Galick Ridge offered for sale following an exceptional season.

Located in the Walpeup district, the property is 17km north of Torrita, 18km north-west of Walpeup and 21km north-east of Underbool, making it close to grain-receival centres, livestock exchange facilities and agricultural services at Underbool, Ouyen and Murrayville.

Owned by the Stone family for 44 years, Galick Ridge was offered earlier this year before being withdrawn when seasonal conditions deteriorated.

About 1835ha, or 96 percent of the holding, is arable and has been used to produce a range of winter crops including wheat, barley, oats, lupins, and lentils.

The continuous cereal cropping country is also suited to mixed farming enterprises, including cereals, hay and prime lamb production.

The generally flat to undulating land includes soft sandy rises and arable loam flats, with soils typical of the Mallee region.

McKean McGregor Mildura agent Michael Fernandez said the scale and location of Galick Ridge will appeal to new and existing farming groups, as well as neighbouring operators seeking expansion in a tightly held district.

“The Stone family began clearing and developing Galick Ridge in 1982, creating wide open spaces suited to modern cropping practices, supported by strategic timber belts for livestock management.”

Mr Fernandez said it is an impressive agricultural asset established to its best advantage.

“The property benefits from scale, operational efficiencies, a strategic location, well-managed soils with a history of inputs, and modern agronomic and farming practices designed to maximise profitability through cereal and legume rotations.”

Water is supplied by pipeline, with the district receiving average annual rainfall of 320mm.

Galick Ridge has well-maintained boundary fencing and is internally subdivided into 12 main paddocks for sheep, although no sheep have been grazed on the property since 2023.

Improvements are limited to an old shearing shed and sheep yards.

Galick Ridge is being sold by expressions of interest closing September 16.
