Murray Mallee listings blend sheep, cropping options

MIXED-farming country in South Australia’s Murray Mallee is on the market as a family looks to consolidate by selling Heathwell and Yulong, and a couple eyes retirement and lists Taringa Park.

Heathwell and Yulong

The Germein family is selling its mixed farming aggregation in South Australia’s Murray and Mallee region as it consolidates assets closer to its Yorke Peninsula home base.

The 1577ha Heathwell and Yulong are adjoining Tintinara district holdings that have been assembled over the past decade and are being offered with price expectations of $10 million to $12 million, including the crop.

The properties are currently destocked and will be sold with substantial spring feed.

Around 673ha have been established to dryland lucerne, with a further 254ha of lucerne and 198ha of barley recently sown.

Spence Dix & Co agents Ryan Llewellyn and Dom De Leo said the properties are well positioned in a 445mm rainfall district, providing a strong platform for mixed farming.

“Heathwell and Yulong offer multiple income opportunities, including livestock, lucerne seed production, cropping and hay production.”

“They are suited to both sheep and cattle and have the ability to operate as a self-sufficient enterprise, producing grain and hay to support a livestock operation, along with good supporting infrastructure,” the agents said.

Each holding has its own road access, improvements and water systems, giving buyers the option to secure the full-scale aggregation or purchase the farms individually.

Water is supplied by three bores, supporting the properties’ livestock and farming potential.

Infrastructure includes two homes, a shearing shed, sheep yards and numerous additional sheds.

Spence Dix & Co is handling the expressions of interest campaign for Heathwell and Yulong, which closes on October 8.

Retiring farmers Darryl and Janine Dutschke are seeking more than $5 million, or $2471/ha, for their mixed-farming enterprise in SA’s highly regarded Murray Mallee region.

The 2079ha Taringa Park, 15km south-east of Karoonda and 45km from Lameroo, combines productive cropping country with a well-established sheep operation that has benefited from extensive capital investment.

Productivity has been enhanced through significant soil improvement works, including clay spreading across more than 400ha to improve structure, moisture retention and long-term yield potential.

The grazing enterprise supports around 1200 breeding ewes in a self-replacing Merino flock, while prime lamb production adds flexibility and another income stream.

 

Elders agents Philip Keen and John Robinson said the property reflects decades of practical management, careful stewardship and ongoing reinvestment.

“It creates an immediate impression from the moment you enter the front gate,” they said.

“Much of the difficult and costly work has been completed, allowing an incoming purchaser to immediately benefit from many years of investment and improvement.”

The offering is attracting interest from local farming families, expansion buyers and producers from south-east Yorke Peninsula seeking scale, productivity and a long-standing mixed-farming base.

Infrastructure is described as a standout feature and includes a home, modern shearing complex, substantial machinery shedding, quality fencing and reliable water supplied by three bores and a reticulated stock water system.

Taringa Park is being offered through a highest and best offer campaign closing September 25.
