PROPERTIES for sale in Western Australia include Idahno Park near Brookton, Iona & Keets at Binnu, and a 1360ha cropping block at Jacup in the Great Southern.

Idahno Park

An online auction closes this Wednesday for a mixed farm near Perth, which is anticipated to set a new price record for Western Australia’s southern wheatbelt.

The 932ha Idahno Park near Jelcobine, is 24km west of Brookton and 35km north-west of Pingelly.

Positioned on the Brookton Highway, 90km from Perth, the property boasts premium access to key transport routes, regional service centres, grain networks and export infrastructure.

Idahno Park is being offered for sale for the first time in its history.

It has been privately owned and operated by the Whittington family since it was taken up as a conditional purchase block in 1958 by the current owner’s grandfather.

Nutrien Harcourts agent William Morris said farming country in the region is tightly held and sought after due to its location, reliable rainfall, fertile soil types and optimal climate.

“Agricultural land rarely changes hands in this premium location just one hour from Perth.

“As a result, the property is expected to draw strong competition from established farmers in the Brookton and Pingelly regions looking to expand their footprints.”

Mr Morris believes Idahno Park should set a new standard in broad hectare values.

“With local sales indicating $14,829 to $16,000 an arable hectare, I am anticipating the property will achieve between $8 million to $10 million.”

The gently undulating country with slopes and steep breakaways has a mix of loamy yellow earths, shallow duplexes and pale deep sands.

Close to 600ha are arable and grow cereals including canola and wheat.

The balance runs Merino sheep.

During their 68-year ownership, the Whittingtons have invested significant capital in improving soil quality, infrastructure and farm efficiencies.

A well-established fertiliser program includes 100kg per hectare of urea applied to wheat and 180-200kg/ha applied to canola.

Additionally, 110kg/ha of K-Mag is applied to both wheat and canola each year.

Idahno Park is watered by 26 dams and three freshwater bores (one equipped), supported by 463mm of average annual rainfall.

Infrastructure includes a four-stand shearing shed, steel sheep yards, numerous sheds, excellent fencing and 84 tonnes of grain storage across two silos.

Idahno Park is being offered for sale on a bare basis, via online auction closing on September 30.

Iona & Keets

The Carson family has carved almost 3000ha off its Youanmi Aggregation in WA’s north wheatbelt and listed it for sale via an offers-to-purchase campaign.

Situated 4km from CBH Binnu on the Northwest Coastal Highway, the 2859ha Iona & Keets is 40km north of Northampton and 95km north of the port of Geraldton.

Comprising 2513 arable hectares (88pc) of mostly strong yellow sandplain soils, red loam and sand over gravel, Iona & Keets focuses on wheat, canola and lupin production.

The property is well positioned for 2027, with 1200ha (48pc) of wheat and 545ha (22pc) of canola planted this year, and 768ha (30pc) of chemical fallow.

Nutrien Harcourts agents Chad Smith said Iona & Keets can be split into two parcels.

“Combined, they form a moderate scale stand-alone farm or add-on property in a renowned grain growing area.”

While Mr Smith was unable to provide a price guide, last year’s marketing campaign suggested the aggregation would make around $5000 an arable hectare.

During the Carsons’ ownership, extensive soil amelioration has underpinned strong average yields.

These best-practice improvements include lime applications, targeted reefinating and more than 430ha of spaded sandplain.

They also have incorporated modern chemistry, sound nutrition management and a 12.45m controlled traffic system into their long-term plan to mitigate soil constraints and maximise production.

Infrastructure includes numerous sheds and grain and fertiliser storage.

The remaining 779ha Ackys (59pc or 462ha arable) and the adjoining 1912ha Youanmi (76pc or 1464ha arable) are understood to be under offer.

1663 Lake North Road, Jacup

After more than 60 years of ownership, the Rigas family is offering an expansion opportunity in the Great Southern region.

The 1360ha property at 1663 Lake North Road near Jacup sits between Jerramungup, Ravensthorpe and the South Coast.

Held by the Rigas family since its development in the early 1960s, the property is now being presented to the market for the first time.

Around 1010ha of the gently undulating mallee plains is arable and features mostly sand over clay duplex soils currently in a barley and wheat cropping program.

Elders agent Simon Thomas said expansion opportunities in the region are becoming limited.

“The broad, open landscape is ideal for operational efficiency, allowing for the effective use of large-scale modern machinery and streamlined farming practices.”

The property is watered by seven dams, supported by 431mm of average annual rainfall.

An expressions-of-interest campaign closes on October 29.
