Eastleigh, Greendale, Llamtarnom for sale in Wyalong

THREE separate vendors are offering mixed farms to the market in the West Wyalong district of central New South Wales.

The 1814ha Eastleigh, 1832ha Greendale Aggregation, and 1036ha Llamtarnom all offer affordable options for cropping and/or grazing, with livestock infrastructure also in place.

Eastleigh

The Hill family from Cootamundra has dropped the price of its Riverina cropping country to concentrate on farming interests closer to home.

Located 8km east of West Wyalong, Eastleigh spans 1814ha and is currently rotating crops to maximise production and improve the soils.

The 2025 cropping program consists of 489ha of wheat, 430ha of canola, 416ha barley and 443ha of vetch.

The Hill family is seeking $4696/ha ($1900/ac), with interested parties given the option to either purchase the property with the crop or opt for an after-harvest delivery.

Miller and James agent Angus McLaren said a feature of Eastleigh is the large paddock sizes.

“The farm is currently divided into four separate zones with no fences between these zones,” Mr McLaren said.

“Sowing can commence on one side of the property and finish on the other side without one gate having to be navigated.

“Long runs with very few paddock trees mean paddock operations are quick and efficient.

“Eastleigh comes to the market at a time when large-scale cropping assets are difficult to find.

“The beauty of this property is the new owners can immediately begin farming without having any development work to do.”

To offset the large mainly treeless cropping paddocks, the vendors have planted trees along roads for protection and wildlife corridors.

A contract team used by the current owners for all aspects of their farming operation has indicated a willingness to continue working with the new owners.

Infrastructure includes two homes, a four-stand shearing shed, steel sheep yards, numerous sheds and 12 grain and fertiliser silos.

Greendale Aggregation

Another family has dropped the price of its mixed farming and grazing operation in the Riverina region of NSW.

The 1832ha Greendale Aggregation is located 15 minutes north of West Wyalong and has been held by the Allison family for 42 years.

Offered in October last year with a $4448/ha ($1800/ac) price guide, the property is now being sold for $3953/ha ($1600/ac).

Around 90 percent of the open, flat to undulating land is arable and suited to dryland cropping but has been running mostly sheep and cattle.

The property has an annual average rainfall of 480mm and is watered by 25 dams and the seasonal Sandy Creek.

Extensive improvements have been undertaken, including additional accommodation and grain storage, woolshed renovations and fencing.

Infrastructure includes a four-bedroom home, a three-bedroom cottage, sheds, a five-stand and a two-stand shearing shed, steel sheep yards, cattle yards and eight silos.

The sale is also being handled by Miller & James agent Angus McLaren.

Llamtarnom

The 1036ha Llamtarnom on Younga Plains Road is being offered to the market via expressions of interest, with a price guide of $4077/ha.

Mr Davis typically crops wheat, oats and barley on a mix of fertile heavy black soils and red sandy loams and is currently running around 700 ewes and lambs.
