Goodooga holdings come to market

THREE mixed-farming operations in the Goodooga district of far north-western New South Wales are on the market.

They offer good value, with price guides and recent sales indictating Belvedere, Wynbar, and Glenallyn & Pratts Hut could sell for not much more than $1000/ha.

Belvedere, NSW

High carrying capacity grazing and farming country in New South Wales’ far north-west, close to the Queensland border, is anticipated to make between $7 million ($1038/ha) and $8.5 million ($1235/ha).

The 6820ha Belvedere, 37km south-east of Goodooga and 86km north-east of Brewarrina, is rated to run 4580DSE and is currently running 1600 weaners.

During its four-year ownership, the Wagga-based Male family has undertaken significant capital works to transform the sheep and cattle property into a versatile grazing and dryland farming operation.

Nutrien Harcourts agent Chris Clemson said it is an opportunity to secure some of the best value cropping and grazing country in New South Wales.

“Belvedere is a highly productive, low input asset which, given the season – more than 200mm since the end of March – and improvements, is ready to perform from day one of ownership.”

“Compared to other cropping country, lower inputs can be expected because it doesn’t need fertiliser and pending recent approvals, the cultivation area could be expanded,” Mr Clemson said.

Around 690ha are arable and developed to dryland farming for grain and fodder production.

Currently planted to wheat, the crop can be included or excluded from the sale.

The open and flat Mitchell grass country has deep grey alluvial self-mulching soils and areas of clay plans.

Situated in a 420mm rainfall region, Belvedere boasts 17km of Narran River frontage and has a shared water arrangement with a neighbouring bore that feeds around 14km of bore drains and ground tanks.

Around 12km of new steel fencing was constructed in 2023, along with a newly constructed laneway, with an additional 20km replaced over the past 10 years.

Infrastructure includes a three-bedroom home, a two-bedroom granny flat, two sheds, a three-stand shearing shed, a new three-bay horse stable complex, an old shearers’ quarters in need of repair and sheep and cattle yards.

Belvedere is being offered for sale by expressions of interest closing  August 8.

Wynbar, NSW

A well-improved and productive dryland cropping and grazing opportunity close to the Queensland border is being offered for sale by a Talwood producer consolidating his assets.

The 6155ha Wynbar, located 32km south of Goodooga, is suited to cropping, sheep or cattle.

Moree Real Estate agent Terry Adams was unable to provide a price guide, however the nearby 4819ha Part Bil Bil recently sold for around $5.2 million or $1079/ha.

“There has been plenty of inquiry, particularly from southern producers looking for feed.”

Around 900ha of Wynbar is arable and growing wheat, which is included in the sale, with the cropping area in the process of being extended by a further 702ha.

The property is experiencing a good season and growing abundant stands of Mitchell grass following more than 200mm of rain in April.

Currently lightly stocked, the vendor has run up to 2700 trade wethers.

Well-watered by a capped and piped scheme, Wynbar boasts double frontage to the Birrie River supported by 420mm of rainfall.

It is currently set up for an absentee owner, but Mr Adams said the property offers further development potential.

Improvements include a renovated six-bedroom quarters, 30km of new fencing, portable cattle yards, sheep yards and a shearing shed.

Wynbar is being offered for sale by expressions of interest closing on July 10.

Glenallyn & Pratts Hut, NSW

Close to 13,000ha of cropping and grazing country in north-western NSW is being offered for sale by the Slacksmith family.

The adjoining 5492ha Glenallyn and the 7359ha Pratts Hut are located 50km north-east of Brewarrina in a 404mm average annual rainfall region.

Combined, there is 2400ha of cultivation on level land with mostly grey black self-mulching soils, and 10,537ha of grazing.

Located near Talawanta, around 599ha is arable, with the 4997ha balance used for running up to 400 cows.

Water is secured by two bores, seven dams and three rainwater tanks totalling 57,000 litres.

Improvements include a four-bedroom transportable home, numerous sheds, a four-stand shearing shed, steel yards and two sheep yards.

Pratts Hut

Situated near Narran Lake, around 1910ha is cropped with the 5528ha balance used to run between 600 and 700 cows. It has seven dams and is connected to Barwon channel scheme, with access to the Carcool bore.

Improvements include a four-bedroom home, three sheds and cattle yards.
