Adjoining WA farms, Vic’s Murrabit up for sale

PROPERTIES for sale this season include the Murrabit Cropping Portfolio in north-west Victoria, and more than 5000ha of mixed-farming land in the heart of the eastern Wheatbelt region of Western Australia.

The Victorian holding is on the market with a price idea of $15 million plus, while the two WA holdings are being offered for sale with hopes of raising more than $9M for their separate vendors.

Elders agent Suzie Perrin is fielding inquiry from corporates and investment groups on the WA listings, Larnark Farms and Yilgarni.

“Larnark Farms is a rare chance to secure a substantial and versatile farming enterprise in a highly sought after region and the adjoining cropping country on Yilgarny would be an ideal add-on block,” Ms Perrin said.

The region is home to a number of overseas farmland investment companies including Westchester, which owns Meekings, 8km from North Hyden.

Murrabit cropping Portfolio, Vic

Kevin and Fiona Hogan’s irrigated cropping opportunity in northern Victoria, with renewable energy potential is attracting strong early interest.

Anticipated to achieve $15M-$15.5M, the 2583ha Murrabit Cropping Portfolio is 12km north-east of Kerang and 52km from Swan Hill.

Amalgamated over the past five years, the vendors have invested significant capital into high quality lateral spray and laser levelled flood irrigation, as well as soil amelioration and upgrading laneways.

The Murrabit Cropping Portfolio comprises two non-contiguous landholdings, around 6km apart.

Benefitting from fertile soil types, the aggregation is conducive to growing cereals, oilseeds and vegetables.

Crop rotations are focused on faba beans, canola, wheat and vetch hay.

The extensively developed irrigation systems include 771ha of lateral spray, 1086ha of laser-levelled flood, and 80ha of centre pivot.

The Murrabit Cropping Portfolio has secure access to irrigation water via the Goulburn-Murray Irrigation district.

LAWD agent Nathan Cleeland said interest is coming from local croppers looking for expansion and renewables.

“The properties are adjoined by the proposed VNI transmission line which is a high voltage interconnector allowing electricity to pass to and from Victoria and New South Wales.”

“The portfolio is largely cleared of vegetation, enabling direct electricity grid access for renewable energy developments such as wind, solar and green hydrogen.”

Infrastructure includes three homes, numerous sheds and grain storage.

The Murrabit Cropping Portfolio is offered for sale by expressions of interest closing November 13.

Lanark Farms, WA

Located in a 325mm rainfall area, the 3315ha Lanark Farms offers undulating soils ideal for large scale cropping and livestock operations.

It comprises two non-contiguous farms 20km apart, with the Nicholls family purchasing the 2017ha Holleton in 2000 and adding the 1298ha Home Block in 2003.

Larnark Farms is available as a whole or in two parcels with offers above $6m.

Holleton is offered with a price guide of more than $1606/ha ($650/ac), while the Home Block is for sale above $2120/ha ($858/ac).

Across the aggregation, 3237ha is arable, with wheat, barley and oats currently planted on 1280ha.

The property has been spray-topped in preparation for the 2025 cropping program, and has a history of lime applications.

It is also running a 2300 head self-replacing Merino sheep and prime lamb enterprise on clover-based pastures.

The 2017ha Holleton is located 27km south-east of Mt Walker, 60km south-east of Narembeen and 64km north of Hyden, and has an arable area of 1864ha.

Infrastructure includes sheep yards, a four-stand shearing shed, a shed and three silos.

It is watered by seven dams.

The 1298ha Home Block is 28km south-east of Mt Walker, 48km north of Hyden and 68km south-east of Narembeen.

It is north of Synergy’s proposed King Rocks Wind Farm project, where 30 wind turbines are due for completion in 2025.

Featuring quality Mallee country, 1218ha is arable.

Infrastructure includes a four-bedroom home, workers accommodation, steel sheep yards, a four-stand
shearing shed, and eight grain silos.

It is watered by eight dams.

Yilgarny, WA

Meantime, the Witwell brothers have listed the 1740ha Yilgarny for $3.35M.

Located near West Holleton, 60km from Hyden and 80km from Narembeen, it neighbours the above-mentioned Home Block on Larnark Farms, with direct access through double swinging gates.

Around 1595ha is arable, with medium to heavy loam to clay soil types.

This year, 1015ha has been planted to barley and 580ha is fallowed for the 2025 growing season.

Yilgarny has been operating as a cropping-only aggregation, providing minimal compaction.

Infrastructure includes a three-bedroom donga, numerous sheds, a shearing shed, and grain silos.

Yilgarny is situated in a 331mm rainfall region, with water supplied by a rainwater tank.
