Aggregations offer options at opposite ends of NSW

TWO large-scale aggregations are on the market in New South Wales, one near the Queensland border north of Brewarrina, and the other near Narrandera in the Riverina.

Inverella, Carinya and Mindaribba Aggregation

A large-scale mixed farm with Bokhara River frontage in north-western NSW is expected to attract strong interest from corporate and institutional buyers.

The 20,188ha Inverella, Carinya and Mindaribba Aggregation, held under Western Lands Lease, is located 60km north of Brewarrina.

Vendors Max and Marlene Swain are offering the portfolio for sale as they seek to purchase farming country closer to their home base near Gunnedah.

It comprises three adjoining holdings: 6623ha Inverella, 5840ha Carinya, and 7761ha Mindaribba.

Nutrien Ag Solutions Clemson Hiscox & Co agent Chris Clemson said the tightly held aggregation offers a strong blend of livestock breeding and finishing, woolgrowing and cropping country.

“Significant recent capital investment has delivered extensive water infrastructure and upgraded fencing, including around 70 percent of the boundary and internal network, or about 80km,” Mr Clemson said.

“Together, the properties provide scale, balance and functionality for immediate operation, as well as long-term development potential.”

The country comprises open Mitchell grass plains, productive floodplain country and lighter grazing areas, with soil types including cracking black clays, chocolate soils, red loams, red clay country and claypans.

About 2630ha is arable, including 700ha of treeless long runs currently planted to chickpeas and 404ha sown to barley.

The aggregation has been conservatively managed and is presenting with a strong body of feed.

Suited to cattle breeding and finishing, sheep breeding and wool production, the holding is rated to run 1DSE/1.42ha.

Water is supplied by five bores, including an open bore and a shared bore, Carinya and Mindaribba have dual frontage to the Bokhara River, and the properties have numerous tanks and troughs in a district that receives an average annual rainfall of 408mm.

Inverella has a five-bedroom home, shearers’ quarters, a five-stand shearing shed, sheep yards, steel cattle yards, numerous sheds and two silos with 260 tonnes of grain storage capacity.

Carinya features a two-bedroom home, two sets of steel cattle yards and formed-up pad bunkers for grain storage.

Mindaribba includes shearers’ quarters, a four-stand shearing shed and steel cattle yards.

The Inverella, Carinya and Mindaribba Aggregation is being offered for sale by expressions of interest closing October 1.

Warren Aggregation

Following an unsuccessful campaign to sell the Warren Aggregation as a whole, McGrath is now offering the large-scale grazing and cropping portfolio in the Riverina’s Narrandera district as three separate holdings.

The family of the late Graham Warren is selling 4804ha across the adjoining properties: 597ha Hillcrest; 2114ha Karalee, and 2093ha Mount Olive.

With average annual rainfall of 470mm, the aggregation has been run as an Aussie White sheep enterprise carrying around 6000 ewes and lambs, together with 120 cows and calves.

The properties offer scope for mixed farming or cropping, supported by productive sandy red loam soils and natural stands of kurrajong, cypress pine and box timber.

McGrath Riverina agent Craig Pellow said offering the properties separately has generated renewed interest from local and out-of-area buyers, including inquiry from Victoria and Queensland.

The three properties are:

Karalee – price guide $6.634 million, or $3138/ha. Located 24km from Narrandera, the 2114ha Karalee is currently operated as a grazing enterprise, with around 45 percent considered arable. The property has a strong water catchment and full dams. It generates additional income through a biodiversity conservation trust agreement. Infrastructure includes a renovated home, cattle yards, a shearing shed, two sheds and extensive boundary fencing.

Mount Olive – price guide $5.95M, or $2842/ha. The 2093ha Mount Olive is 28km from Narrandera and is also run as a grazing enterprise. With around 55pc considered arable, the holding is well placed for a transition to mixed farming, supported by extensive grain storage and handling infrastructure. Improvements include a newly drilled bore, a five-stand shearing shed, new sheep yards, extensive fencing upgrades and two sheds. Mount Olive is offered with a biodiversity conservation agreement that provides additional income.

Hillcrest – price guide $4.28M, or $7169/ha. The 597ha Hillcrest is located 16km north of Narrandera. Currently operated as a grazing enterprise with abundant feed, around 75pc of the property is arable.  Improvements include five dams, a three-bedroom cottage, two sheds and exclusion fencing.
