AUCTIONS have delivered mixed results for listings in southern Queensland, the Riverina, the Mallee, and Eyre Peninsula.

Levon, Qld

A local has paid $8.5 million at auction to expand with a productive cropping enterprise with livestock capabilities on Queensland’s Western Downs.

Offered by the Vonhoff family after more than 50 years of ownership, the 1721ha Levon is located 20km east of Westmar and 100km north-west of Goondiwindi.

Sold with 815ha of crops, Ray White Rural agent Steve McKelvey described Levon as clean, well-presented and highly productive with scope to expand cultivation or further develop grazing capacity.

Suited to both farming and cattle operations, the mostly brigalow and belah heavy dark melon-hole soils are growing 552ha of wheat, 191ha of chickpeas and 72ha of faba beans, with 215ha fallow for sorghum planting.

The balance is grazing country growing buffel grass, bambatsi, rhodes and medics, as well as native species, such as blue grass, purple pigeon grass and a wide variety of winter herbages.

Stephens Creek runs through the property, which is supported by four dams.

Infrastructure includes a seven-bedroom home, numerous sheds, steel cattle yards and nine silos with 861 tonnes of grain storage.

Karingal Aggregation, NSW

Premier irrigation farmland in the heart of the Riverina’s food bowl in southern New South Wales has sold after auction to an out-of-area producer.

The 1485ha Karingal Aggregation is located 6km north of Bunnaloo, 45km south-west of Deniliquin and 53km north-west of Echuca-Moama.

The premium dryland and irrigated cropping enterprise comprises two holdings, the 989ha Karingal and the 496ha Crookes, which are divided by a road.

Nutrien Harcourts agents James Sides and Jake Freshwater who handled the receiver’s sale on behalf of KPMG, were unable to disclose the buyer or the price, however during the marketing campaign Karingal was anticipated to raise more than $7.6M.

Across the aggregation, around 1292ha or 87 percent of the red to grey clay loams and red loam soils are arable and suited to winter and summer cropping and pasture options.

Karingal has 566ha of laser-levelled flood irrigation and 1814ML of delivery entitlements from Murray Irrigation Limited.

Infrastructure includes a five-bedroom home, a three-bedroom workers’ residence, numerous sheds, 15 silos with 1200t of grain capacity, two shearing sheds, and sheep and cattle yards.

Around 90 percent, or 445ha, of the Crookes holding is arable and has potential for irrigated farming and a centre-pivot plan with provision for six sites covering an area of 240ha.

It is offered with 567ML of delivery entitlements from Murray Irrigation Limited.

Fitzgeralds, SA

Part of the Fitzgerald family’s mixed farm has sold at auction, with the larger portion passing in and now listed with a $3.6M price tag.

The 4344ha Fitzgeralds is located near Cortlinye, 26km north of Kimba and 168km north-west of Whyalla, on South Australia’s Upper Eyre Peninsula.

Offered by the family after 100 years of ownership and operation, the aggregation comprises two holdings – the 985ha Country Life, which sold to the neighbouring Shipards for $1.475M, while the nearby 3359ha Emu Rocks is offered for separate sale for $3.6M.

Large paddocks with long cropping runs designed for operational efficiency feature across the s aggregation.

Most of the land is arable and grows wheat, barley, canola, lentils, beans and oats on easy-working sandy loam soils over clay in a 300mm average annual rainfall region.

Erindale Farm, Victoria

The Price family’s premier cropping enterprise in north-west Victoria has been split up at auction.

The 1549ha Erindale Farm is 7km east of Manangatang and 34km west of Tooleybuc, close to grain receival centres at Manangatang and Sea Lake, and livestock exchanges at Ouyen and Swan Hill.

After failing to sell as a whole, Erindale was offered as four non-contingent and individual parcels, with the 259ha McCague selling for $1.88M, or $7270/ha after 52 bids.

McKean McGregor Mildura agent Michael Fernandez said post auction, offers have been submitted by two additional parties for two separate parcels.

The Prices have been farming the Manangatang district for 111 years and have owned the original Erindale Farm since 1948.

At 1478ha, arable area accounts for most of the farm, and grows cereals and legumes in rotation, supported by 314mm of average annual rainfall.

Erindale Farm benefits from scale, operational efficiencies, strategic location, well managed soils through agronomic and modern farming practices designed to maximise profitability.

Infrastructure includes three homes, a shearing shed, numerous sheds and 683-tonnes of grain storage.

Arrowfield, Qld

Scott and Kate Sandow’s prime cropping country in southern Qld has been listed for sale after failing to sell at auction.

The 2038ha Arrowfield is located 65km north of Goondiwindi and 190km west of Toowoomba and was offered to the market for the second time since it was taken up as a ballot block in 1967.

Arrowfield has friable chocolate brown fertile farming soils with areas of buffel and natural grasses and ridge country.

Around 1420ha is currently farmed in a winter-summer dryland cash-cropping rotation,  with most of the farming country contoured with waterways connecting to neighbouring properties.

Nutrien Harcourts agent Andrew Jakins said positioned between the renowned grain-growing districts of Billa Billa and Yagaburne, Arrowfield showcases exceptional cropping management and a proven history of both winter and summer grain production.

Arrowfield has an equipped bore and two dams.

Infrastructure includes a three-bedroom home, numerous sheds, 596 tonnes of grain and seed storage and steel cattle yards.
