Diverse NSW, SA, Qld properties list

RIVERINA property The Plains, Eyre Peninsula cropping property Rothebrook, and the diverse McClelland Aggregation on Queensland’s Darling Downs have come to market.

All three offerings include some infrastructure for livestock.

The Plains, NSW

Brothers Geoff and David May have listed their Tullakool mixed farm in the south-western Riverina region of New South Wales with hopes of raising more than $7.2 million.

The 1804ha The Plains is located 30km north of Barham and 60km east of Swan Hill, with 475ha of irrigated and dryland barley included in the sale.

The Mays own other holdings locally and in the Meering West district, between Kerang and Boort, and are selling to downsize.

Described as a highly productive and versatile operation, The Plains has 975ha of laser-levelled irrigation with quality structures and recycle systems, and 830ha of dryland cropping that also runs wethers.

Elders agents Jason Telford, Matt Horne and Peter Robertson are handling the sale, and said The Plains has sound crop-rotation and input history, with scope for lateral-irrigation development.

Secure water is supplied by Murray Irrigation Limited via five delivery points and a 100ML equipped storage dam.

Improvements include a three-bedroom cottage, a three-stand shearing shed, and two sheep yards.

The Plains is for sale by expression of interest closing October 31.

Rothebrook, SA

There has been solid early inquiry for cropping country on SA’s Eyre Peninsula being sold by a former farmer trading as Jacobs Range.

The 1287ha Rothebrook is situated 13km east of Lock, where T-Ports and Viterra have grain-receival sites, and Viterra’s Cummins site as well as T-Ports Lucky Bay are within easy distance.

Around 1235ha of the undulating land is arable, featuring sandy loam and clay soils with red flats.

The 2024 cropping program comprises 425ha of wheat, 350ha of barley and 490ha of lupins.

Over the past four years, the property has had a ripping and delving program in place.

Kemp Real Estate agent David Guidera said with modern farming practices and extensive work, Rothebrook represents an opportunity to purchase an affordable productive cropping farm.

Situated in a 357mm rainfall zone, the infrastructure includes a three-bedroom home, numerous sheds and a shearing shed.

Rothebrook is offered for sale by EOI closing November 27.

McClelland Aggregation, Qld

A 1530ha mixed farm on Qld’s Darling Downs is on the market after being held by three generations of a local farming family.

The McClelland Aggregation is being offered in one line or as three contiguous properties, and incorporates the 800ha Belmont, 350ha Kurrabah, and 380ha Cedar View.

The EOI campaign, being handled by JLL’s Qld-based Agribusiness team, is encouraging interest in the properties in one line or separately.

JLL senior director Chris Holgar said the sale – which covered 18 Freehold Certificates of Title – was
being driven by the retirement plans of current owners Brenden and Madelene McClelland.

He envisaged broad appeal for potential buyers, from locals looking to snap up a single property to
the appeal of an aggregation for high-net worth families that already had exposure to mixed farming.

“These three properties offer genuine mixed farming, soft fertile soil types, prime location and water
security delivered by bores and with a licence for 40ML,” Mr Holgar said.

“These are enhanced by significant fit-for-purpose infrastructure including diverse accommodation
facilities, silos, cattle yards, vehicle, machinery and chemical sheds, and fencing in stock-proof
condition that divides the grazing operation into 55 paddocks.

“There is also an operational commercial piggery with a capacity of 3208 Standard Pig Units
and associated artificial insemination centre with accommodation capacity of 96 boars.”

The property is being offered bare, and currently operates under a single management hub.

JLL senior director Geoff Warriner said the aggregation’s dryland farming areas, totalling roughly 380ha, had historically grown summer forage and winter cereals.

These are complemented by roughly 300ha of improved grazing, with the balance exhibiting native species including forest bluegrass.

“From a grazing perspective, the aggregation has been developed to cater to cattle with four laneways
and two sets of yards,” Mr Warriner said.

“The grazing operation historically comprises opportunistic trading/agistment of cattle.

“Cell-grazing management has been developed to ensure even forage utilisation, rotating stock throughout paddocks ranging from 15-30ha.”

All up the combined carrying capacity is estimated at circa 800 adult equivalents.

JLL executive James Mitchell said McClelland’s location near the small rural community of Bell, was a strong driver of appeal.

“A prime position on the western Darling Downs, accessible by sealed roads, creates ready access to multiple feedlots and grain-receival sites, as well as the saleyards at Dalby,” Mr Mitchell said.

“The lifestyle perspective further enhances its appeal, with access to service centres and the full
gamut of amenities, including health, medical, entertainment and educational facilities.”
