Glenkerry with, without crop, Wangamong list in NSW

THREE properties in the Oaklands district of southern New South Wales are being offered together or separately in the Wangamong Aggregation, while in central NSW, Glenkerry is for sale with or without crop after being passed in at auction.

Wangamong Aggregation

Around $19 million is anticipated for versatile farming and grazing country in the Riverina region of southern NSW.

The 1564ha Wangamong Aggregation is situated in the tightly held Oaklands district, 48km north-east of Mulwala and 98km north-west of Albury.

The productive soil types include red and grey clay loams with the 2024 cropping program comprising 545ha of canola, 270ha of wheat and 325ha of barley.

Around 160ha is fallowed for corn preparation.

Aggregated and developed by the Simpson family since 1948, the aggregation is being offered as a whole or separately.

The three holdings comprise:

  • The 512ha Wangamong, 10km south of Oaklands, is the base for the Simpson’s farming enterprise. Infrastructure includes a renovated five-bedroom home, numerous sheds, a five-stand shearing shed, sheep yards and a grain complex consisting of 1100-tonnes of grain and 135-tonnes of fertiliser storage. There are 25ha of lucerne used for grazing and 190ha of laser-levelled border check irrigation. Secure water is supplied by the West Corurgan private irrigation district via two delivery points. The seasonal Wangamong Creek meanders through the holding with licenced levee banks in place to support the adjoining farmland.
  • The 421ha Wangamong West is a broadacre holding situated west of Wangamong currently producing winter cereals and oilseed crops.  However, its shelter, sandy loams soils and the Wangamong Creek also make it suitable for livestock. With access to West Corurgan private irrigation district and few trees and obstacles, the southern 275ha would be ideal for spray irrigation or laser-levelled flood development.
  • The 631ha Wangamong East is a broadacre holding 2.5km east of the Wangamong homestead. Water supply is via the West Corurgan PID, with a bore supplying water to multiple dams and paddocks, supported by a 120ML storage dam. Wangamong East has 140ha of laser-levelled irrigation, with 70ha of border check irrigation available and often used for pre-irrigation purposes.

The Wangamong Aggregation is being offered via expressions of interest closing on October 8.

Glenkerry

A mixed farming powerhouse in the Central West of NSW has been listed with two prices after failing to sell at auction.

The 3139ha Glenkerry, located in the Vermont Hill district, 90km north-west of Condobolin, comprises 2781ha of freehold country and an additional 358ha of leasehold land.

Nutrien Harcourts agent Ainslie Toole said Glenkerry is exceptionally priced, entry-level cropping country.

“For a limited time, Glenkerry will be listed for $6.5 million including 2590ha of crops which equates to $946/ac ($2070/ha) and after that, it will be offered without a crop for $6 million or $873/ac ($1911/ha).”

During their four-year ownership, the Orange-based Litchfield brothers have significantly invested in infrastructure, transforming the property into an efficient, easy to manage operation.

Around 93 percent of the gently sloping to rolling soft kurrajong and box country is arable, with 1538ha of wheat and 1052ha of barley included in the sale for a limited time.

While this year’s focus has been cropping, Glenkerry is also suited to sheep and cattle.

It can run 3500 dry sheep equivalents or 350 cows and calves, with the infrastructure supporting both enterprises.

An anabranch of the seasonal Eremeran Creek flows through the property and there are soft creek flats along the watercourses with good water catchment and run off.

This is supported by 13 dams, at least one in every paddock, and 475mm of rain.

Infrastructure includes a three-bedroom home, shearers quarters, a new machinery shed, new steel cattle yards, sheep yards, a shearing shed, new fencing, four new 100 tonne silos and two 80t fertiliser silos.
