Great Southern holdings hit WA market

THOSE looking to invest or expand in Western Australia’s Great Southern region have options with the listing of adjoining properties owned by First Australian Farmland, and the Roses’ family farm, Tooarvee.

Goodhope and Tagliaferri

European-owned and Melbourne-managed First Australian Farmland is hoping to raise $15.5 million from the sale of adjoining cropping and grazing properties near Green Range in WA’s Great Southern region.

Offering farmers an expansion opportunity spanning more than 2500ha, the sale of Goodhope and Tagliaferri are being handled by Elders agent Simon Thomas.

Reverted from forestry plantations over the past decade, the two properties are now suited to canola and cereal cropping and sheep and cattle production.

Across the 2543ha, 1533ha is arable.

Last year, 520ha were grown on sands over gravel, sands over clay and gravelly sandplains.

While Goodhope and Tagliaferri are presently destocked, in 2023 they were running almost 9000 head of sheep which were finished in confinement feeding facilities.

Situated in a 620mm annual average rainfall region, Mr Thomas believes the properties will attract farmers or investors looking to increase their footprint in a reliable, high rainfall production zone.

Goodhope

The 1564ha Goodhope is located on the southern side of South Coast Highway near Wellstead and 80km north-east of Albany.

It has been listed for $9.75 million.

The property has a mix of grazing flats and elevated, undulating terrain supporting both cropping and sheep enterprises.

Around 994ha are arable with the 2025 cropping program comprising 373ha of barley and 117ha of canola.

Watered by dams and rainwater tanks, the property’s proximity to the coast helps mitigate frost risk and reduces the number of heat stress days.

Infrastructure includes a three-bedroom home, numerous sheds, a five-stand shearing shed, steel sheep yards and two 76-tonne grain silos.

Tagliaferri

The neighbouring 979ha Tagliaferri is also a productive cropping and grazing opportunity.

Listed for $5.75m, it has around 539ha of arable land that traditionally grows canola, barley, wheat and oats.

The 2025 cropping program comprises 322ha of canola and 186ha of barley.

Infrastructure includes a three-bedroom home and two sheds and is well watered by numerous dams.

Tooarvee

A turnkey crop and livestock enterprise in WA’s Upper Great Southern region is being offered for sale by Stephen and Linley Rose who are retiring.

The 1461ha Tooarvee is located 12km from Wickepin and is being sold after 75 years of family ownership.

Elders agent Tim Cowcher reports good local and away interest.

“Farms like Tooarvee rarely come to market,” Mr Cowcher said

“It has been meticulously maintained and offers potential for expansion.

“It not only offers geographic diversity but value for money compared to property prices west of the Wickepin township.”

Mr Cowcher was unable to disclose a price guide; however, recent sales have achieved $4000-$5000 per acre.

Around 1141ha is suitable for cropping, with the fertile loamy soils suited to growing cereals, canola, legumes and hay, as well as running livestock.

Currently, the property has a 60:40 split of crop and livestock and no hay has been cut on the property.

Pastures are abundant with clover and are routinely fertilised year on year.

It is watered by two bores.

Tooarvee is being offered for sale by expressions of interest closing on October 2.
