A GOULBURN Valley listing offers entry into irrigated and dryland farming in Victoria, while a mixed farm on South Australia’s Eyre Pensinsula presents a bolt-on or standalone opportunity.

Koraleigh Park, Vic

A highly developed irrigated and dryland farming platform in Victoria’s Goulburn Valley is being offered to the market in the midst of an exceptional season by the Toohey family.

Spanning three neighbouring holdings, the 1148ha Koraleigh Park is near Tongala, 19km from Echuca and 51km from Shepparton.

The Goulburn Valley is widely considered the nation’s food bowl and has a reputation for varying irrigation enterprises, including cropping, grazing, dairying, and horticulture.

Koraleigh Park is around 95 percent is arable, with 430ha of irrigated and 663ha of dryland cropping growing wheat, barley, canola, and vetch, with its dryland country offering scope for future irrigation expansion.

Over the past five years, the Tooheys have undertaken a major capital expenditure program transforming the property’s water efficiency.

This includes three centre pivots covering 160ha in total, as well as extensive pipe and riser and flood irrigation.

Production is underpinned by reliable access to the Goulburn-Murray Water Irrigation Scheme.

JLL Agribusiness agent Chris Lawlor said Koraleigh Park said the turnkey asset’s premium infrastructure and strong seasonal outlook will drive significant market inquiry.

“Strong interest is anticipated from corporates and large family operators looking to expand their cropping and fodder footprints,” Mr Lawlor said.

Infrastructure includes a four-bedroom home, a two-bedroom workers quarters, numerous sheds, 1016 tonnes of grain storage capacity, livestock yards, a two-stand shearing shed and an 800 head beef containment feedlot with 14 pens.

Koraleigh Park is being offered for sale by expressions of interest closing on October 15.

Mungala, SA

Noel Kay has listed his continuous cropping property on South Australia’s Eyre Peninsula.

The 2244ha Mungala is located near Murlong and has been owned by the Kay family since it was first cleared in 1961.

Ray White Rural SA agent Sam Krieg was unable to provide a price guide, but said inquiry is coming from locals and producers from nearby Cummins, as well as SA’s South East and Mid North.

“Mungala is an opportunity for local and out-of-district farmers seeking a standalone holding or wanting to add scale to their operations, with all necessary infrastructure in place,” Mr Krieg said.

“The existing livestock infrastructure remains in good condition and provides the incoming purchaser with flexibility to return Mungala to a mixed-farming enterprise.”

Currently growing wheat and barley, the property is being offered as a whole or in two non-contingent lots – 1170ha Home and 1074ha Elliots.

Featuring sandy loam soils over clay, complemented by heavier red loam soils across the flats, Mungala offers scope to further improve productivity through targeted soil amelioration, with similar programs achieving strong results throughout the local area.

Mungala has a secure SA Water supply with multiple meters servicing every paddock.
