Iona Station, two Edgeroi farms sell, Glenora lists in NSW

AMONG the properties in New South Wales to change hands recently are Iona Station at Girilambone, and Yungella and Wottamitta at Edgeroi, while latest listings include Glenora, north of Moree.

Iona Station

The Welsh family has paid $3.5 million for quality grazing and farming country in western NSW.

Terry and Mary Ervin’s 2069ha Iona Station is located near Girilambone and 55km north of Nyngan.

Nutrien Russell Property and Livestock agent David Russell said the sale price was slightly above expectations following five inspections and four registered bidders on auction day.

“Iona is favoured with quality mixed soil type cultivation country and grassed up grazing that is well-watered and fenced.”

The purchase price included a 20 percent share of the 807ha sown to wheat as part of a share farm seasonal agreement.

There are 1650ha of cultivation country with balance comprising slightly undulating grazing country capable of supporting up to 900 Dorper ewes.

Iona receives an average of 475mm of rain a year and is watered by nine dams supported by a 300,000-litre rainwater storage tank.

Infrastructure includes a five-bedroom home, numerous sheds, a 20-tonne silo, a three-stand shearing shed, sheep yards and steel cattle yards.

Yungella and Wottamitta

Two local farming families have secured Phil and Lyn Firth’s adjoining Edgeroi district mixed farms in north-western NSW for around $10M.

The 1040ha Yungella and the 420ha Wottamitta sit on the eastern side of the renowned Edgeroi farming plains near the Nandewar Ranges, 32km north-east of Narrabri.

The two properties were passed-in separately at auction but sold shortly afterwards to two nearby producers.

Nutrien Harcourts agent Paul Thomas was unable to disclose the names or the prices paid, however, during the marketing campaign, Yungella was offered with price guide of $7M-$8M, including the crop,  and Wottamitta was anticipated to achieve around $2M bare.

Yungella

The 497ha of winter and summer cropping country on Yungella features mostly myall black basalt soils.

Around 297ha has been sown to wheat and chickpeas and these were included in the sale.

A further 200ha is fallowed ready for cotton planting this summer and the balance is well-fenced grazing country with areas of tropical pastures.

Yungella is securely watered by a solar bore, dams and a rainwater storage tank, supported by a secure summer and winter rainfall.

Improvements include a four-bedroom home, a three-bedroom manager’s home, steel cattle yards, and 700t of silo and grain storage.

Wottamitta

Wottamitta was sold bare, but has 275ha of arable quality brown loam soils, of which 160ha are currently farmed to cotton.

The 115ha balance is well-fenced grazing country established to tropical grasses and is running cattle.

It is watered by a bore and two dams. Improvements include steel cattle yards, a shed, and 750t of grain storage.

Glenora

Meantime, Mr Thomas has listed the Moree district farming property Glenora.

Listed for sale by John and Lynn Hamilton and their daughter Georgie, the 2013ha property is situated 45km north of Moree.

Glenora is almost totally arable (1995ha) and boasts open level farming country with quality, heavy grey vertisol soils growing both summer and winter crops.

Currently 1405ha is under wheat and barley, with 590ha fallowed following a dryland cotton crop.

While Mr Thomas was unable to offer a price guide, he said country to the west is making more than $7400/ha and country to the east is achieving around $9500/ha.

Glenora, which the Hamiltons bought from Auscott in 1980, is ideal for modern farming and minimum tillage.

There are open level straight runs up to 3km long and the property is divided into four fields ranging in size from 185ha to 680ha.

Glenora has Gil Gil Creek frontage and is watered by the Kiga cap and pipe bore scheme, as well as a dam.

Infrastructure includes a 900t grain shed.

Glenora will be auctioned on October 10.
