THE expansive North Bullfinch Aggregation in Western Australia, and Galick Ridge in the Victorian Mallee are on the market, offering buyers an opportunity to buy into low-rainfall cropping country.
North Bullfinch Aggregation, WA
A Sydney-based fund manager is selling a large tract of cropping land in WA’s eestern Wheatbelt after three years of ownership.
The 16,016ha North Bullfinch Aggregation adjoins the Bullfinch township and is 35km north-west of Southern Cross and 123km north-east of Merredin.
It is expected to raise between $19 million and $20M, and is attracting strong interest from locals, farming operators, and carbon-focused investors.
In November 2024, a corporate buyer paid around $19M for the nearby Moorine Rock – Bullfinch Aggregation spanning close to 18,161ha.
The three non-contiguous hubs – the 6500ha Moorine Rock Farms, the 4150ha Marafioti Farm, and the 7510ha Bullfinch Farm – are located near South Yilgarn, 25km north-west of Southern Cross.
Ray White Rural agent Hugh Ness believes the region offers some of the most affordable agricultural land on a per-hectare basis in WA.
“Situated on the edge of WA’s agricultural division, cropping land in the Yilgarn Shire offers the best rate of return on investment anywhere in the state because it is low-input country.”
Around 11,640ha has been cleared for cropping, with soils consisting mostly of heavy deep red-brown gravel and granite loams.
Smaller areas of medium gravel loams and yellow sandplain soils are also present.
The current management runs a 60:40 annual crop and fallow program, growing mostly wheat, with some barley and oats.
Historically, the Bullfinch Aggregation has run sheep and is offered with a 14,040DSE rating or 1.1DSE/ha or 1755AE or 0.1AE/ha on 12,763ha.
Water is supplied by four dams and a bore, supported by an average rainfall of 303mm.
Infrastructure includes a three-stand shearing shed, sheep yards and numerous sheds.
The North Bullfinch Aggregation is offered for sale by expressions of interest closing on April 6.
Galick Ridge, Vic
Premium Mallee cropping country in the Walpeup district of north-western Victoria has been listed for sale by the Stone family after 44 years of ownership.
The 1916ha Galick Ridge is located 17km north of Torrita, 18km north-west of Walpeup and 21km north-east Underbool.
It is close to grain-receival centres, a livestock exchange, and agricultural services at Underbool, Ouyen, and Murrayville.
Around 1835ha, or 96 percent of the area, is considered arable and suited to producing a variety of winter crops, including wheat, barley, oats, legumes and canola, as well as hay.

McKean McGregor Mildura agent Michael Fernandez said Galick Ridge offers new or existing industry groups the opportunity to expand, or to enter the tightly held area.
“The Stone family began clearing and developing Galick Ridge in 1982 with wide open spaces for modern-cropping practices and strategic timber belts to assist with livestock management, although no sheep have been grazed on the property since
2023,” Mr Fernandez said.
“It is an impressive agricultural farming asset established to its best advantage.
“It benefits from scale, operational efficiencies, strategic location, well-managed soils with a history of inputs, modern agronomic and farming practices – all designed to maximise profitability with rotations of cereals and legumes.”
The country is generally flat to undulating with soft sandy rises and areas of slightly heavier red loam soils in between the rises.
Water is supplied by pipeline supported by 325mm of average annual rainfall.
Infrastructure includes an old shearing shed and sheep yards.
