NEW to the market in Victoria is Mocka’s in the Mallee and the Avon Valley Agricultural Aggregation in the Wimmera, and Poldinna Farm on South Australia’s Eyre Peninsula.

Mocka’s, Vic

After 40 years in the McSwain family’s ownership, the versatile Mocka’s cropping enterprise in north-west Victoria has been listed for sale.

The 2073ha property is in the eastern Millewa district near Merrinee, 20km from Mildura, 20km from Yelta, 26km from Carwarp and 28km from Werrimull.

With 99 percent of the holding arable and continuously cropped, Mocka’s is also suited to a mixed farming enterprise incorporating cereals, hay and prime lamb production.

McKean McGregor Mildura agent Michael Fernandez said the property is experiencing exceptional seasonal conditions.

“With 500ha sown to a pasture mix this season, the property will benefit from the continuation of next year’s cropping program,” Mr Fernandez said.

He described Mocka’s is an impressive agricultural asset established to its best advantage.

“It offers new or existing industry groups an opportunity to build on their holdings or enter this tightly held area.

“Mocka’s also presents a land-banking opportunity for future renewable-energy developments or other modern commercial operations.”

The farm has wide open spaces for modern cropping practices, with strategic timber belts for livestock.

The holding has mallee soils with generally flat land with some gentle sandy rises and arable loam flats in between.

Mocka’s is subdivided into five main paddocks, with well-maintained fences, suitable for sheep.

Pipeline water is supplied by Lower Murray Water, supported by 274mm of average annual rainfall.

Mocka’s is being offered for sale by expressions of interest closing on November 5.

Avon Valley Agricultural Aggregation, Vic

Jamie and Sally Douglas have listed their versatile cropping aggregation in Victoria’s Wimmera region, with price expectations around $19 million, or $12,355/ha.

The 1552ha Avon Valley Agricultural Aggregation is spread across two hubs south-west of St Arnaud: the 1273ha Avon Valley near Beazleys Bridge and the 279ha Woodburn near Gre Gre.

Avon Valley: Located 12km from St Arnaud, Avon Valley consists of six lots of 323ha, 164ha, 44ha, 280ha, 377ha and 82ha. The properties are currently under barley and chemical fallow and are supplied by GWM (Grampians Wimmera Mallee) Water. Improvements include two homes, a shed, a shearing shed and grain storage.

Woodburn: Located 17km from St Arnaud, its paddocks are currently under chemical fallow. Parts of the aggregation have been held by Sally’s family, the Jacksons, for more than a century.

The properties have a strong cropping history, with rotations including wheat, barley, canola, oats, hay, vetch and faba beans.

DDE Rural agent Brett Douglas said the combination of a sound cropping rotation, excellent fallow management, strong yields and consistent rainfall will allow an incoming buyer to farm with confidence.

“The aggregation gives buyers flexible purchasing options, from entry-level parcels and expansion blocks for existing farming operations to a substantial agricultural holding.”

Avon Valley and Woodburn are being offered either as a whole or separately through expressions of interest closing November 6.

Poldinna Farm, SA

A large-scale continuous cropping property on SA’s Eyre Peninsula is heading to online auction with price expectations of $3.8 million to $4.6 million.

The 2356ha Poldinna Farm is on the Eyre Highway, 5km from Minnipa and 33km from Wudinna.

Retiring owner Graeme Smart is offering the property on a walk-in, walk-out basis, including plant and equipment.

Around 1537ha is arable, with a price guide of $2500-$3000/ha on an arable-hectare basis.

The property features red and chocolate sandy loam soils, along with low sandhills and limestone flats, typically growing wheat, barley, canola, lentils and peas.

Poldinna Farm has also supported sheep and cattle across 500ha.

The holding includes an established olive grove planted with 1600 trees.

Urban & Rural Partners agent Nigel Christie said the property offers a combination of scale and location that is becoming increasingly difficult to assemble.

“It is an opportunity for established farming businesses looking to expand, neighbouring landholders seeking strategic additional country or agricultural investors wanting exposure to one of the Eyre Peninsula’s recognised cropping and grazing districts.”

The property is connected to mains water.

Infrastructure includes a three-bedroom home in poor condition, livestock yards, sheds and silos.
