North, Central, southern Qld holdings come to market

THE UNIQUE Mintram Farm at Gumlu, Edenbelle at Goovigen, and the 7049ha Goondiwindi Grain Hub are among the properties on the market in Queensland this spring.

Goondiwindi Grain Hub

In the Border Rivers region of southern Queensland, the remainder of Laguna Bay’s dryland cropping aggregation and grain receival site has returned to the market and rebranded as the Goondiwindi Grain Hub.

Located on the northern side of the Macintyre River, the 7049ha offering is 30km north of Goondiwindi and comprise three adjoining holdings – the 1186km Mayfair, the 2525ha Manus, and 3338ha Carpendale.

They formed part of the 13,740ha Carpendale Portfolio offered to the market in August last year by the Australian agricultural investment firm, with hopes of raising more than $90 million.

In June, the 1948ha Tingan and 2167ha Nomby were sold out of the six-holding dryland cropping aggregation to two local families for expansion.

Around 6314ha is arable and grows wheat, barley, canola, and sorghum on chocolate to brown self-mulching cracking clays with some lighter sandy soils.

An adjacent 2026ha of leasehold land, of which 2025ha is arable, provides additional scale and operational efficiency.

The grain-receival site has 175,000 tonnes of bunker storage and 6230t of elevated silo storage.

Situated in a 600mm average annual rainfall region, the Goondiwindi Grain Hub has several equipped bores which reticulate water to adjacent polythene tanks for spray purposes.

Infrastructure includes multiple residences and staff accommodation, numerous sheds, a weighbridge and an additional 1900t of grain storage.

The Goondiwindi Grain Hub is offered by expressions of interest.

Mintram Farms

After developing a timbered block into prime agricultural land, Sandy and Karen Mintram are selling their North Queensland farm after 15 years of ownership.

Located in a productive farming region, the 1311ha Mintram Farm is located 22km from Gumlu and 44km from Ayr.

Boasting mostly self-mulching black soils with fertile red loam pockets, 1052ha is under cultivation to sorghum, mungbeans and chickpeas.

On average, the sorghum has yielded 4-5t/ha and the mungbeans 1.5t/ha, with the chickpeas currently being harvested.

Ray White Rural agent Peter Douglas said Mintram Farm is unique because there are no other local properties growing sorghum.

“Every year, Mintram Farm has a full moisture profile in a frost-free environment,” Mr Douglas said.

“With its scale, productive soils, water security and infrastructure, the property is well positioned for feedlot development, intensive cropping or further irrigation expansion.”

Mintram Farm is being sold with two water entitlements – a 2350ML irrigation allocation from Wangaratta Creek and 5000ML of overland flow potential.

Infrastructure includes a two-bedroom dwelling, a shed, and eight 200t silos.

Extensive plant and equipment are included in the sale.

Expressions of interest for Mintram Farm closes on October 16.

Edenbelle

A Central Queensland block suitable for grain, irrigation, hay, silage and cattle is being marketed by Ray White Rural agent Mark Simpson.

The 347ha Edenbelle is situated at the northern end of the Callide Valley, 5km north-east of Goovigen and 42km north-west of Biloela.

Featuring direct frontage to the Callide Creek, the block has self-mulching loams to heavier black cracking clays with 290ha currently sown to dryland wheat, which is included in the sale, along with 16ha of forage barley baled last month.

Edenbelle is being offered with irrigation licences for ground and surface water, supported by three bores and 160ha of flood irrigation which is under a centre pivot.

Infrastructure includes a renovated home, workers accommodation, numerous sheds, 400t of grain storage, steel cattle yards and an unregistered 300-head feedlot.
