QUEENSLAND Cotton has placed the expansive irrigated cotton and cropping property Codenwarra West on the market, and an aggregation on South Australia’s Eyre Peninsula as well as Cosmos Farm in Western Australia’s Avon Valley have also listed.

Queensland Cotton is offloading its well-developed Central Queensland irrigated and dryland cropping opportunity after five years of ownership.
The 3443ha Codenwarra West, located 9km north-east of Emerald, is being sold on a walk-in walk-out basis including a 4319ML water allocation and two storage dams totalling 850ML.
The property last traded hands in 2019 when the McCullagh family sold it to Queensland Cotton parent, the Singapore-based, Olam International for around $18 million.
The major employer, producer and processor in Australian cotton is dispersing the asset in line with the company’s new strategic direction.
During its tenure, Codenwarra West has been laser levelled, pivots have been upgraded, new sheds, silos and pumps have been installed and water supply channels and storages have been renewed.
Featuring a mix of heavy black self-mulching soil river flats and duplex soils, the property sits at the junction of the Nogoa River and Theresa Creek.
There are 560ha of pivots and 500ha of flood irrigation plus 1305ha of dryland cultivation. Current crops include 340ha of irrigated chickpeas, 650ha of dryland wheat and 605ha of sorghum.
Codenwarra West is being offered for sale by Ray White Rural, with agent Jez McNamara saying it offers a prime investment opportunity for buyers seeking a well-developed irrigation and dryland cropping asset.

Cosmos Farm, WA
The sale of one of the biggest farms in WA’s Avon Valley will end four generations of single-family ownership.
Spanning 1597ha, the Cosmos Farm comprises 13 contiguous lots, and is located near Jennapullin, 22km from Northam and an hour’s drive east of Perth.
Around 1295ha is arable with the productive red loam soils and expansive open paddocks growing wheat, canola and barley.
The sale of the blue-ribbon property is being handled by Elders agent Fred Hill who was unable to disclose the vendor or offer a price guide.
“Under excellent, long term agronomic management, Cosmos Farm has been supporting efficient and modern farming practices.”
“The country is looking magnificent, with interest anticipated from locals andfarmers within a 70km radius,” Mr Hill said.
The property has four scheme water connections, four dams and a soak with an irrigation pipe running through the property to strategically located tanks and troughs.
Infrastructure includes a four-bedroom home, numerous sheds and grain silos.
Cosmos Farm is for sale as a whole, with offers on selected parcels considered, via an offers-to-purchase campaign closing on September 5.
Hi-Hopes and Ivanhoe, SA
More than 1500ha of cropping country on South Australia’s Eyre Peninsula is being offered for sale by the Proctor family.
The 1115ha Hi-Hopes and the 565ha Ivanhoe are contiguous holdings located in the Boonerdo area, 22km east of Lock and 29km west of Darke Peak.
Historically run as a mixed farm, there are 1041ha of arable country on Hi-Hopes and 539ha on Ivanhoe.
The slightly undulating land has mostly brown and sandy loam soils with some areas of limestone that typically grows wheat, barley and canola.
Hi-Hopes and Ivanhoe are not being offered with a price guide, but Nutrien Harcourts agent Justin Thompson said country to the east has sold for $1500-$1600/ac.
“After a late start to the season, the properties are presenting well with most of the interest coming from locals.”
Water is supplied by three SA water meters.
Infrastructure across the aggregation includes a four-bedroom home, numerous sheds, a two-stand shearing shed and two sheep yards.
Registrations of interest for Hi-Hopes and Ivanhoe, as a whole or as two separate lots, close on September 10.
