SA’s Rothebrook sells, Downs gem, NW Vic farm list

RECENT property sales include Rothebrook on South Australia’s Eyre Peninsula, and listings include Middle  Creek on the Darling Downs, and a three-farm aggregation at Murrayville in Victoria.

Some of the finest soils on Queensland’s eastern Darling Downs are being offered for sale by retiring Bob and Linda Dowding after 15 years of ownership.

The 1013ha Middle Creek is 22km south of Pittsworth and 62km south-west of Toowoomba, close to key infrastructure and markets including bulk grain depots, Wellcamp Airport, and the Port of Brisbane.

Located on the Condamine River floodplain, the property features deep black self-mulching alluvium soils.

Around 883ha are developed to cultivation, there are 105ha of lateral irrigation, 70ha of flood irrigation and 710ha of dryland cultivation.

Ray White Rural agent Mal Gollan said good interest is coming from local grain producers and also from northern New South Wales.

“Middle Creek is entirely cropped and boasting good subsoil moisture.

Included in the sale are 50ha of irrigated cotton, 291ha of dryland cotton, 55ha of irrigated sorghum and 262ha of dryland sorghum.”

It is watered by two bores, creeks and a 216ML water allocation.

Infrastructure includes a four-bedroom home, a three-bedroom cottage, numerous sheds and a complex with 3288-tonnes of grain storage.

Middle Creek will be auctioned on March 14.

Mixed farm, Victoria

The Crane family is offering its broadacre enterprise in north-west Victoria’s renowned Murrayville district.

The 1458ha aggregation, 8km from Murrayville and 29km from Pinnaroo, is listed for sale in one line or as three contingent assets:

  • 305ha Home Block is 6km north-west of Murrayville. Around 300ha arable. Infrastructure includes a four-bedroom home and numerous sheds;
  • Located within a 9-15km radius are the 847ha Old Place, Lackman’s and Grain Shed, with 824ha arable. Infrastructure includes a four-stand shearing shed, sheep yards, a shed and 383-tonnes of grain storage in five silos; and,
  • 306ha Toms – 291ha arable.

Across the holding, 97 percent of the flat to gently undulating sandy country is arable and suited to a continuous cropping and hay production program.

Nutrien Harcourts Michael Fernandez said the highly regarded aggregation is well-presented and boasts scale, location, versatility, operational efficiencies, and well-managed soils.

It is watered by three bores in a 310mm to 330mm annual average rainfall district and is being offered for sale via an expressions of interest campaign closing March 19.

Rothebrook, SA

Cropping country on South Australia’s Eyre Peninsula has sold to a local farmer for expansion.

The 1287ha Rothebrook is situated 13km east of Lock township with grain delivery options to Viterra and T-Ports at Lock, Lucky Bay and Cummins and was offered by a former farmer trading as Jacobs Range.

Kemp Real Estate agent David Guidera was unable to disclose the buyer or the price paid, but during the marketing campaign it was anticipated to raise more than $3 million on a bare basis.

At the time, Mr Guidera said with modern farming practices and extensive work, Rothebrook represented an opportunity to purchase an affordable productive cropping farm.

Around 1235 hectares of the undulating land are arable, featuring sandy loam and clay soils with red flats that typically grow wheat, barley and lupins.

Over the last four years, the property has had a ripping and delving program in place.

Situated in a 357mm rainfall zone, the infrastructure includes a three-bedroom home, numerous sheds and a shearing shed.
