A PRICE guide of $45 million is anticipated for two significant cropping opportunities in Western Australia’s Great Southern region.

Offered via separate expressions-of-interest campaigns, the Wimburra Aggregation and Possum Hill comprise five properties across 7398ha.

James Auty and Glen Phelps from Nutrien Harcourts have been appointed to handle the sale of both properties.

Mr Auty said the Wimburra Aggregation and Possum Hill represent an opportunity to secure significant scale in one of WA’s highly regarded grain-growing regions.

“Large-scale cropping opportunities of this nature are becoming increasingly difficult to find and assemble, particularly within established and tightly held farming districts such as the Great Southern.”

Mr Auty said the properties offer immediate scale, proven productivity and significant production capability.

“Opportunities boasting more than 7000ha typically generate strong interest from local operators, family farming enterprises and larger-scale agricultural investors seeking expansion, additional scale or a standalone cropping operation.”

Mr Phelps said the assets combine strong farming fundamentals with proven production capability.

“What makes these opportunities particularly compelling is the strength of the farming country and their proven production history,” Mr Phelps said.

“The properties are well located and feature productive soil types, reliable rainfall, established infrastructure and proven broadacre cropping capability.”

Stage One of the EOI campaign for the Wimburra Aggregation and Possum Hill closes August 27.

Wimburra Aggregation

The 5527ha Wimburra Aggregation is located 25km from Mindarabin, 30km from Gnowangerup and 60km from Katanning.

Around 3922ha is considered arable by the current operators, including 3817ha currently cropped to wheat, barley and lupins.

The country features gravelly loams, sandy duplex soils and clay loams, supported by 392mm of average annual rainfall.

The aggregation comprises three semi-contiguous properties:

• Wimburra, 1120ha, including 1017ha arable, 10 dams, a 1000-head cattle and sheep feedlot and pens, a milling plant, 150,000t of grain storage across silos, sheds and bunkers;
• Rileys, 1168ha, including 385ha arable, four dams and a four-stand shearing shed;
• Coblinine, 3238ha, including 2414ha arable, 17 dams, a five-bedroom home, a five-stand shearing shed, livestock yards, sheep feedlot/confinement pens with a fixed feeder, 600MT of grain storage across seven silos and sheds.

Wimburra is being offered either in one line or as three separate assets.

Possum Hill

The 1870ha Possum Hill holding, comprising Possum Hill and Len’s Block, is located 37km from Borden and 50km from Gnowangerup.

The gently undulating country has been developed into large, well-configured paddocks and features loam over clay, gravel over clay and mallee duplex soils.

Supported by average annual rainfall of 386mm, Possum Hill’s 2026 cropping program is growing 1582ha of barley.

Infrastructure includes two dwellings, a shearing shed, machinery shed and fertiliser storage.

Possum Hill and Len’s Block are also being offered in one line or as separate assets.
