MORALEE near Moree, Lignum Downs at Spring Ridge, and a 20,188ha aggregation at Brewarrina are for sale in New South Wales’ northern half, where Kallara at Hermidale has sold.

Moralee

After 60 years of ownership, the Eager family has listed its productive dryland cropping property on the doorstep of the renowned Golden Triangle district in northern NSW.

The 1339ha Moralee is located 36km north of Moree and 76km south-west of Goondiwindi.

Around 1279ha are arable, supporting a diverse rotation of winter crops including wheat, barley and chickpeas, as well as summer sorghum.

Deep grey, brown and red self-mulching clay soils extend across generally level to gently undulating country.

Moralee is divided into 13 paddocks and features a largely open layout with minimal internal fencing, allowing machinery to move freely and supporting efficient cropping and day-to-day management.

Water security is underpinned by the Gil Gil Bore Scheme, three dams and more than 11km of frontage to Gil Gil Creek, complemented by an average annual rainfall of 576mm.

Infrastructure includes a three-bedroom home, a cottage, accommodation quarters, cattle yards and numerous sheds.

Moralee is being offered for sale by expressions of interest closing on November 19 by LAWD agents Simon Cudmore and Alex Horan.

Lignum Aggregation

A cropping platform in the renowned Liverpool Plains region of northern NSW is attracting strong inquiry.

The 1216ha Lignum Aggregation near Spring Ridge has been owned by the Foster family for 35 years.

Davidson Cameron & Co agent Sam Leys said the property’s scale and diverse soil types is attracting interest from near neighbours, locals and farmers from southern NSW and Queensland.

The aggregation comprises three adjoining holdings – 606ha Lignum, 312ha Gary’s, and 298ha Savannah.

The mostly level to gently undulating country features deep, soft black soils, heavier black clay soils and productive red-brown earth ridges.

The family typically grows cotton, sorghum, sunflowers, wheat, barley, canola and fodder in a flexible rotation guided by rainfall and market prices.

Red Bobs watercourse runs through the Lignum holding and drains into Goran Lake, forming around 181ha of “lakebed” cropping country.

Mr Leys said the property was well suited to both cropping and livestock production.

“The grazing country is concentrated on the red-brown ridges and along the watercourse, with scope to expand it into areas currently used for cropping.”

Water is supplied by two bores, one of which is equipped, and seven dams.

Infrastructure includes a three-bedroom cottage, cattle yards, numerous sheds, four 100-tonne silos and four 25t seed silos.

The Lignum Aggregation is for sale by expressions of interest closing November 20.

Inverella, Carinya & Mindaribba Aggregation

A large-scale mixed farming enterprise with Bokhara River frontage in north-western New South Wales has been listed for $20 million, $990/ha, after failing to sell by expressions of interest.

The 20,188ha Inverella, Carinya and Mindaribba Aggregation, held under Western Lands Lease, is located 60km north of Brewarrina.

Vendors Max and Marlene Swain are offering the portfolio for sale as they seek to purchase farming country closer to their home base near Gunnedah.

It comprises three adjoining holdings – 6623ha Inverella, 5840ha Carinya and 7761ha Mindaribba.

Nutrien Ag Solutions Clemson Hiscox & Co agent Chris Clemson said the tightly held aggregation offers a strong blend of livestock breeding and finishing, woolgrowing and cropping country.

“Significant recent capital investment has delivered extensive water infrastructure and upgraded fencing, including around 70 percent of the boundary and internal network, or about 80km,” Mr Clemson said.

“Together, the properties provide scale, balance and functionality for immediate operation, as well as long-term development potential.”

The country comprises open Mitchell grass plains, productive floodplain country and lighter grazing areas, with soil types including cracking black clays, chocolate soils, red loams, red clay country and claypans.

About 2630ha is arable, including 700ha of treeless long runs currently planted to chickpeas and 404ha sown to barley.

The aggregation has been conservatively managed and is presenting with a strong body of feed.

Suited to cattle breeding and finishing, sheep breeding and wool production, the holding is rated to run 1DSE/1.42ha.

Water is supplied by five bores, including an open bore and a shared bore, dual frontage to the Bokhara River for Carinya and Mindaribba, and numerous tanks and troughs in a district that receives an average annual rainfall of 408mm.

Inverella has a five-bedroom home, shearers’ quarters, a five-stand shearing shed, sheep yards, steel cattle yards, numerous sheds and two silos with 260t of grain-storage capacity.

Carinya features a two-bedroom home, two sets of steel cattle yards and formed-up pad bunkers for grain storage.

Mindaribba includes shearers’ quarters, a four-stand shearing shed and steel cattle  yards.

Kallara

A couple from Wagga Wagga have paid $2.2M for mixed farming in the Central West of NSW.

The 4500ha Kallara is located near Hermidale, 75km west of Nyngan and 75km east of Cobar, and is capable of running 4000DSE.

It has 1200ha of cultivation country, with 240ha fallowed from the 2024 wheat crop, and the balance is growing abundant green feed supporting 200 cows and calves on agistment.

The undulating red loam to lighter gravel rises are timbered with pine box flats and areas of scattered mallee and kurrajong that grow a variety of natural herbages and grasses, edible scrub rosewood, curran bush and wild orange.

Situated in a 450mm average rainfall region, Kallara is watered by eight dams.

Infrastructure includes a three-bedroom home, a four-bedroom staff quarters, numerous sheds and a 25t silo.

Nutrien Russell Property & Livestock agent David Russell handled the sale.
